Valencia Woodlands neighborhoods, homes and real estate
The Valencia Woodlands is a gated community located just west of the North West Corner, NWC, of Valencia Blvd and McBean Parkway. The Valencia Woodlands community includes recreation amenities, 4 distinct types of homes with 16 plus various elevations, sizes, and floor plans, more detail below under Community Features.

I will cover the various types of homes located in the Valencia Woodlands. What the Valencia Woodlands community offers to the residents and homeowners. Directions to the Valencia Woodlands
If you are coming from the areas from the South which would include the San Fernando Valley with access to the 5 Freeway and the 405 Freeways, the areas out west via the 101 Freeway such as Ventura County, Hollywood, and Los Angeles, Encino and Studio City areas, with 101 and 170 freeway access – go north to merge with the 5 freeway.
From the Five Freeway – you will continue to remain on the 5 Freeway, passing through the northern San Fernando Valley passing the 14 Freeway. Continue on the 5 Freeway and you will crest the hill into the Santa Clarita Valley. You will start to pass a few exits – the access point to the Valencia Woodlands will be at the fourth Exit – which is Valencia Blvd.
You will pass Calgrove Blvd, Lyons Ave, McBean Parkway, then prepare to exit on Valencia Blvd. There are two (2) eastbound(right turning), traffic lanes at the end of the offramp and a tri-light signal located at the end of the Valencia offramp from the 5 freeway. After you make you right turn, you will be passing College of the Canyons. The next signal after College of the Canyons will be Rockwell Canyon. If you are not in your left lane, make it so.
The next tri-light signal is Goldcrest Drive. You will be turning left, northbound, into the Valencia Woodlands.
Make sure you don’t go without me, your Valencia Woodlands real estate representative, they will not allow you access because there is a 24-hour security detail in place.
If you are coming from areas North of the Santa Clarita Valley and want to drive to the Valencia Woodlands, all you have to do is take the 5 Freeway south and take the Valencia Blvd. Exit. When you get to the end of the offramp you will set up to turn left – which will be eastbound. You will then pass the northbound 5 freeway off-ramp, pass College of the Canyons, then you will set up to turn left (north), on Goldcrest Drive, a Tri-light signal, into the Valencia Woodlands.
If you are coming from the 14 freeway, you have a couple of choices that take about the same amount of time. You can continue on the 14 freeway until you can merge on the 5 freeway north – this will bring you back into the Santa Clarita Valley and allow you to follow the Valencia Woodland directions above.
You can also cut across the Santa Clarita Valley using Golden Valley or Soledad Canyon Blvd. From either exit, Soledad Canyon Being first from the northern areas having access to the 14 freeway, you want to head west.
Soledad Canyon Blvd. changes into Valencia Blvd. You would continue heading West until you passed the Valencia Towncenter mall. Then you would pass McBean Parkway, prepare to make a right turn(north) at Goldcrest into the Valencia Woodlands.
Golden Valley turns into Newhall Ranch Road. When you get to McBean Parkway, you would make a Left turn (southbound), then take that to Valencia Blvd. – Turn right and then set up for a right-hand turn after the Shell Gas Station at Goldcrest into the Valencia Woodlands.
I know most of you use navigation systems, so do I. I want to be as detailed oriented as possible.
Valencia Woodland Community Features
The Valencia Woodlands has a well-appointed Recreational Center and offers the following amenities:
- Tennis Court
- Junior Olympic swimming pool and spa
- Tot Lot
- Large open lawn area for passive sports
- Bath House
- 1/2 court basketball
- Outdoor fireplace
- 2 parking lots with drop off areas
The Valencia Woodlands consists of 185 total acres with 90 acres of open space. During the building of the Valencia Woodlands, the community and builders were able to preserve 131 oak trees, which was an 80% achievement. There are no Mello Roos in the Valencia Woodlands and the Property Tax Rate is 1.25%.
The Woodlands Home Owners Association, HOA, dues are approximately $200.00 a month and they maintain all common areas and recreation facilities.

There is a lot of new construction that is happening. Make sure you call to ensure you are moving to the are with the school you want. The school boundaries change from time to time. Call to ensure your kids are going to be going where you desire them to go!

During the past years of ownership, some owners have taken it upon themselves to upgrade, change and improve their homes located in the Valencia Summit.

There are Four Different types of Carmelita Homes – here is the basic information.
Residence One – Angelino – 3 Bedrooms, 2.5 bathrooms, 2 car garage, and approximately 1,537 square feet.
Residence Two – Las Flores – 3 Bedrooms, 2.5 bathrooms, 2 car garage, and approximately 1,835 square feet.
Residence Three – Casa California – 3 Bedrooms, 2.5 bathrooms, 2 car garage, and approximately 2,079 square feet.
Residence Four – Constantia – 4 Bedrooms, 3 bathrooms, 2 car garage, approximately 2,252 square feet.
Most of these homes were wired with an integrated high-speed multimedia system that prepared these homes for an interactive living.
Formal Entries and Gourmet kitchens were also part of the original build-out for these residences.
Spacious master suites and walk-in closets adorned these homes.
The Garlands in the Valencia Woodlands has three distinct types of residences with three different exteriors available upon build out.
Residence one – Santa Barbara Villa – 4 Bedrooms, 4 Bathrooms, 3 car tandem garage, Great Room and approximately 2,664 square feet.
Elevations available on Residence one in the Garlands – A Reverse – Classic Santa Barbara Architecture – this was as Modeled, B Reverse – Early California Architecture, C Reverse – Traditional Monterey Architecture.
Residence two – Mansfield House – 3 bedrooms, 2.5 bathrooms, 3 car tandem garage, separate living, and dining rooms, Approximately 2,939 square feet.
Elevations available on Residence two in the Garlands – Residence Two A – Classic Santa Barbara, Residence Two B, Early California, and Residence Two C, traditional Monterey.
Residence three – Carlisle Estate – 3 bedrooms plus home office, 3.5 bathrooms, 3 car tandem garage, separate living, and dining rooms, Approximately 3,030 square feet.
Elevations available on Residence three in the Garlands – Residence Three A – Classic Santa Barbara, Residence Three B, Early California, and Residence three C, Traditional Monterey.
There are times in which these homes enter the market with more frequency than at other times during the year.

The Ironwood Homes offer three different types of residences within the Woodlands. In addition, these homes have large average lot sizes as I noted within this SCVnest page.
Residence one – Paradiso – 3 bedrooms including luxurious first floor Master Bedroom Suite, 2.5 bathrooms, great room, gourmet kitchen with island, morning room, dining room, central and entry courtyard with 3 car garages and with approximately 2,371 square feet.
There are two different elevations that were available within the Paradiso. The Classic Santa Barbara (one A reverse) and the Traditional Monterey (one B reverse).
Residence two – Harlo – 3 bedrooms, 2.5 bathrooms, library, Portico and entry courtyard, gourmet kitchen with island, morning room, family room, separate living and dining rooms, luxurious master bedroom suite, 2 car garage with Approximately 2,745 square feet of living space.
Residence two in the Ironwood homes had two choices for the exterior appearance. The first was as the model rendered back in the day, Classic Santa Barbara and the other – Residence two B was Traditional Monterey.
Residence three – Metro – 4 bedrooms including luxurious First-floor master bedroom suite, 3.5 baths, bonus room, entry courtyard, gourmet kitchen with island, morning room, family room, 3 car garage, with approximately 3,319 square feet.
The Metro in the Ironwood homes had a couple of different elevations to choose from, those continue to correspond to being Classic Santa Barbara and Traditional Monterey.
The top end of the Valencia Summit, and by no means by this statement do I intend to make the other homes appear as bottom tier, indeed the entire Valencia Woodland community and neighborhoods are exceedingly upper shelf as far as Valencia real estate goes.
The Presidio’s had 5 different floor plans available with many extra builder options.
The home buyer, when these homes were new, could choose to have additional room options which included:
- Home offices
- Seven and Eight bedrooms
- Bedrooms above the garage
- Six Bathrooms
- Exercise rooms
- Home Theaters
- Living suite’s with kitchenettes
- Dens and media rooms
- Sitting rooms
These homes, unlike the other Valencia Woodland homes, did not have residence model specific names. They are known as the number only. Residence one through five.
Presidio Residence one – 4 bedrooms, 4.5 bathrooms, 3 car garage, approximately 3,325 square feet.
Presidio Residence two – 4 bedrooms, 5 bathrooms, 3 car garage, approximately 3,451 square feet.
Presidio Residence three – 5 bedrooms, 5 bathrooms, 3 car garage, approximately 3,695 square feet.
Presidio Residence four – 5 bedrooms, 5 bathrooms, 3 car tandem garage, approximately 4,015 square feet.
Presidio Residence five – 5 bedrooms, 5 bathrooms, 4 car tandem garage, approximately 4,680 square feet.
