The homes for sale in the Summit had a typical “seasonal” uptick during the past couple of months. After we were able to get through the holiday season, the market bounced back and the time it’s taking to sell Summit homes and real estate in Valencia is condensing.

Exposure is critical when it comes to today’s selling of a Valencia Summit home. We live here and know that having your home in front of the most eyeballs helps that home sell quicker, for more money and with the best in seller advantage than other competing homes.
The Summit does bring an awesome feeling to those who we bring to look to buy here and become all of our neighbors. I get the comments, no matter what the season, “Wow – awe – and great reflections such as these.”
Something that is not talked about enough related to the home buyers that are being shown, is the paseo system that cuts through and above the park. It’s really a site to see but is unable to be expounded upon if the real estate agent does not live here.

The Valencia Summit neighborhood is located within close proximity to the five freeway access points, for northbound and for southbound freeway access. From the Valencia Summit, you will find that you can access the 5 freeway from McBean Parkway and also from Valencia Blvd.
The Valencia Summit is located South of Valencia Blvd., adjacent from the Westfield Valencia Shopping Mall.
We are located within walking distance of the Mall, Whole Foods, to 2 different Starbucks, a Ralphs Fresh Fare supermarket and other points of convenience.
The Valencia Summit also have quick access to the Valencia Summit Park which is really a wonderful place for pets, walking, running, combat conditioning and has a wonderful track, playground, and large grassy area. This park backs up to the YMCA and has tennis courts. The west end of the park affords you access to some of the most beautiful lighted paseo’s that can be found in the master planned community of Valencia CA.

Valencia Summit Market Activity:
There are four different areas of homes within the Valencia Summit. They are each quite different and have distinct personalities.
Stratford Collection Townhomes in the Valencia Summit
Starting with the townhomes, in the Valencia Summit, they are known as the Stratford Collection Townhomes.
Quoting from the original Floorplan Brochure:

There are four types of residences within the Stratford Collection townhomes in the Valencia Summit. They are known as
- The Hathaway
- The Ashburton
- The Carlton
- The Chadwick
San Marino Homes in the Valencia Summit
Iconically Styled homes are what I think of when driving through the Summit and San Marino Homes. The White homes with the red roofs would be those which are considered the San Marino Homes.

There are 4 different floorplans, Plans 71, 72, 73 and 74. Of these floorplans, there are several different elevations (exterior designs) available.
The plan 74 is the largest floor plan offered in the San Marino homes. 1901 square feet, two-story home with three bedrooms, 3 baths, den and family room. There was an option at build out where the New Homebuyer could have chosen for a bedroom 4/master bedroom retreat den/bedroom 3.
The plan 73 in the San Marino homes measured out to be a 1683 square feet single level home with three bedrooms, den/master bedroom retreat, two baths, and a family room. The Den option other than the retreat, caused the den to be closed off, apart from the mast bedroom with two entrances/exits of its own, if the new home buyer selected this option at build out.
The San Marino Plan 72 Home was 1534 square feet, a single story home with two bedrooms, den/bedroom 3 and two baths. During build out, when the homes were being sold as new, there was a third bedroom option available, which would have replaced the den.
San Marino Plan 71, was the smallest variety of the homes located in the San Marino of the Valencia Summit. They measured out to be 1312 square feet with two bedrooms and two bathrooms. There was no other option for an additional bedroom or den/office space with this model of San Marino.
A word about the Summit Home Owners Association
When purchasing the residential real estate in any of the communities where there is a Home Owners Association(HOA) in place, be aware that you cannot change much of anything within public view without getting their approval first. Some of the homeowner’s associations charge for this “approval” process and some do not.
There are other aspects of owning real estate within their communities where you may not be able to change a simple plant without approval. To change the paint scheme on a San Marino home, from white exteriors to another color, that would most definitely not be approved by the HOA board of directors.
These are examples of items that HOA’s are good for, and in some people’s minds, bad for.
Chelsea Collection Homes in the Valencia Summit
When we first moved to the Valencia Summit, this was the type of home we first bought. We found quickly, at that time that most of the other kids in the neighborhood were older than our kids. We also found out that we were able to get used to high traffic noise when owning a home that is next to Valencia Blvd. 🙂

There are five different types of Chelsea Collection homes that were built, each with a few different elevations. Elevations in real estate refer to the exterior outward design of the particular home. Some may refer to this as “curb appeal”, for they can vary quite a bit from each other. The different elevations were selected at build out for when the homes were newly being built.
The Chelsea Models are plan 81, plan 82, plan 83, plan 84 and plan 85.
The Chelsea Model Plan 81 offered 1522 square feet in a single story configuration. Two bedrooms with a den/bedroom 3 and two and one-half bathrooms. There was a couple of different options to build out what was offered to the new home buyer. One was the option third bedroom without an extension (additional square footage). Then there was an option bedroom extension that upped the square footage on the Chelsea model 81 to 1610 total square feet.
On the Chelsea Model Plan 82, the home had 1868 square feet and was also a single story. There were three bedrooms, two and one-half bathrooms, and a family room. This Chelsea plan 82 also had another option for additional square footage offered from the home builder to the new home buyer. That was an option bedroom extension, increasing the size of the home to 1997 square feet. In most cases, without this additional bedroom 2 square footage, the bedroom would have been quite small.
The Chelsea Collection Plan 83 model steps up the square footage of the home to 2098 square feet. There were no additional bedrooms or extensions available on this model of Chelsea. These homes were two stories and had three bedrooms, two and one-half bathrooms with a family room. The master bedroom is located upstairs on this model. There is also an open ceiling from downstairs to the upstairs landing. I have seen that some of the homeowners on this model had enclosed the open area with doors to create an additional space/bedroom/office/den where the open ceiling from downstairs would have been.
The Chelsea Plan 84 was a 2351 square foot residence, which was two stories with four bedrooms, three bathrooms, and a family room. This home had three bedrooms upstairs and one down below with a full bathroom. The Chelsea plan 84 is a very popular model of home because of the full downstairs bathroom and bedroom with the other bedrooms upstairs. On the floor plans for the Chelsea’s in the Valencia Summit, you will see a descriptive word “balcony” that is written. A more up to date word for that space is going to be a walkway where the lower room is able to be viewed. I have seen some Chelsea owners add additional square footage to their homes by laying flooring down to encase the open ceiling areas, in some cases. This was our first Valencia Summit home, BTW.
The Chelsea Plan 85 is the largest Chelsea model that is available. At 2817 square feet, this model was originally built with four bedrooms and an option fifth bedroom/den, with three bathrooms and a family room. As can be seen from the floor plan, there are Living Rooms and Family rooms. The Family room is next to the kitchen in these Chelsea models. The Living room is the more “formal” space. The new home buyer of Chelsea’s back in the late 1980’s could have selected to have the option Master Bedroom retreat as well as an optional 5th bedroom, for an extra fee of course. This would have happened during the new owner selecting options related to his new home.
In a lot of Chelsea Cases – the garages are really substantial. They are larger than what you’d find with the new construction today. While most current garages are tight after vehicles are parked inside, where movement is very hindered due to the lacking space around the parked cars, in the Valencia Summit, The Chelsea and the Windermere, the home builders gave additional space around the vehicles making movement much easier.
Windermere Homes in the Valencia Summit
Last but not least – the Windermere Homes in the Valencia Summit. These are the largest models of homes in the Summit of Valencia. As with a lot of the master-planned area of the Summit, some of these homes have views. They are also close to the Valencia Park and afford the residents access to multiple swimming pools and some of the best walking paths (paseos) that Valencia has to offer.

I’m not above knocking on doors to see is someone wants to sell their Valencia home to you. What I won’t do is knock on doors without having a real true buyer that has been approved and really wants to buy the particular home I’m door knocking. I don’t like being bothered when at home and I’m sure you don’t either. Unless it’s good news, such as having a ready to go buy for your home.

There are 5 different floorplans of the Windermere Collection homes in Valencia Summit.
Plan 91, plan 92, plan 93, plan 94 and the Windermere plan 95.
The Windermere Plan 91
This floorplan is a single story home configuration. It has 3026 square feet with two bedrooms, a den/bedroom 3 option and three and 1/2 bathrooms.
This home has a dramatic courtyard entrance, expansive entry with skylight and a Sunken living room with a woodburning fireplace and bay windows.
There is also a formal dining room with french doors leading to the rear yard. A large family room which includes a fireplace and wet bar.
A gourmet kitchen awaits you with island counter, large pantry, planning desk and a pass-thru counter to the courtyard.
These models have a separate breakfast nook with custom etched glass panels and french doors leading into a courtyard.
The master bedrooms have custom etched glass sidelight at entry, private retreat with raised hearth fireplace, dressing area with walk-in closets, luxurious oversized tub with separate shower.
There are also interior laundry room facilities with a separate sink and a three car garage!
The Windermere Plan 92
As with a lot of the homes located in the Windermere Collection, this a two-story variety which has a square footage of 2877. There are three bedrooms and three and 1/2 bathrooms.
The plan 92 homes have a formal courtyard entrance with a step-down living room with fireplace and french doors leading to the rear yard.
The kitchen on this home boasts a gourmet style and includes bay windows, large island counter, a planning desk, and adjoining breakfast nook.
There is a spacious family room with fireplace and french doors leading to the courtyard.
This home has a private balcony overlooking the living area, which leads to the upper-level master bedroom suite. The master bedroom suite features a retreat which has a raised hearth fireplace, bay window seat plus a secluded sun deck. There are large dressing areas with walk-in closets. The bathroom has a large oversized tub and separate shower. This home does also have an interior laundry room with laundry sink.
These homes have three car garages.
The Windermere Plan 93
The plan 93 Windermere is measured out to be 3058 square feet and is also a two-story model. They have four bedrooms and three and one-half bathrooms.
Some of the features include an Elegant entry with step down living room. French doors leading to the rear yard. Sunken conversation pit with corner fireplace. There is also a formal dining room.
The gourmet country kitchen includes an island counter, a large pantry and a built-in planning desk with an adjoining breakfast nook.
There is a large family room with a fireplace and a wet bar that serves both the family room and living room.
The master bedroom suite on the Windermere Plan 93 features custom etched glass sidelight at entry. A private retreat with raised hearth fireplace. There is also a dressing area with walk-in closets. The master bathroom has an oversized tub and separate shower space. These homes also have interior laundry rooms with laundry sinks.
This Windermere home also has a three car garage.
The Windermere Plan 94
This Plan 94 is much sought after due to it being a larger single story configuration. This model of Windermere measures out to be 3156 square feet. The Plan 94 has four bedrooms with a den/5th bedroom option. There are three and one-half bathrooms in all configurations.
To walk you through this model we have a beautiful formal entry and an exquisite fireplace divider opens to a formal dining room and sunken living room.
The gourmet kitchen includes a greenhouse window, island counter, planning desk, and a breakfast nook with bay windows.
There is a spacious family room with fireplace that has a large wet bar which serves the family room and living room.
The Master suite includes a sunken retreat with a raised hearth fireplace. There is also a well laid out dressing area with a walk-in closet and a luxurious oversized tub with separate shower.
The same interior laundry room with sink and three car garages accompany this model of Windermere.
The Windermere Plan 95
Last but not least. The largest model home in the Valencia CA Summit is the Windermere Plan 95. This home is an impressive 3725 square feet and is two story. There are four bedrooms with an option for a bedroom 5 and 6, a maids quarters, and four and one-half bathrooms.
This home has a magnificent formal entry, voluminous living room with fireplace. There is a formal dining room. There is also a Butler’s pantry located between the kitchen and the dining room.
The maid’s quarters, if it was chosen as an option, is located downstairs with a full bathroom and bedroom next to the laundry room.
A Gourmet country kitchen with greenhouse window, island counter, planning desk, and adjoining breakfast nook.
There is a huge step-down family room that includes a fireplace and step down wet bar.
The master suite features adjoining retreat with raised hearth fireplace, Dressing area with walk-in closet, luxurious oversized tub, and separate shower. There is a multi-purpose bonus/playroom with a 5th bedroom option.
Interior laundry with sink and a three car garage.
