I say “almost” because I have been unable to number the blades of grass in Bridgeport Park 🙂
First, let’s start with the location of the Bridgeport area in Valencia.

Paris and I bought a home in Bridgeport when it was new. Our home builder was DR Horton, so hence our intimate knowledge with the new homes and when it comes to representing new home buyers in Santa Clarita and within the Greater Los Angeles Areas.
We still have interest in Bridgeport as far as real estate goes. That brings us ever closer to the Santa Clarita Valley, we live here, and the cities therein.
To get to Bridgeport from Los Angeles, all you have to do is take the 110 freeway north to the 101 freeway north and take that until it transitions to the 170 freeway north to the 5 freeway north to the Magic Mountain Blvd. Exit. When you exit the freeway you may have noticed that if you were to turn left at the end of the offramp you’d be driving into Six Flags Magic Mountain. By turning right, you will be heading toward Bridgeport in Valencia CA.
After you turn right, you will pass a couple of tri-light signals and then arrive at a double left turn lane at a large intersection. This is McBean Parkway and it is one of the main arterial transportation routes throughout Stevenson Ranch and Valencia California.
After you turn left on McBean Parkway, for all intensive purposes you are going to be driving in a northerly directly. McBean crosses the 5 freeway in an east/west direction at it’s beginning. That beginning has McBean Parkway joining Stevenson Ranch Parkway just west of the 5 freeway, FYI.
You will be passing “Creekside”, which would be the home of the Valencia Auto Dealerships. The United States Postal Service is on the North East Corner of that intersection. Continue on McBean and set up to be in the right-hand lanes. After you cross the “Santa Clara River”, which has not had the amount of water inside of it as depicted in the photograph ever since we have been living in the Santa Clarita Valley, that was 1996, you are going to be in the Bridgeport of Valencia area.
To your right is the Larger side of Bridgeport. To your left will be the smaller side. As you approach Newhall Ranch Road, to your right on the South East Corner, SEC, you will see the Bridgeport Lighthouse. This is the lighthouse that is on just about every single real estate advertising website showing how they are “Valencia specialists”. You will see this lighthouse on the local Santa Clarita swag and within the local publications in large amounts.
Turning right, eastbound, on Newhall Ranch Road, on your left is the Bridgeport Marketplace, stop by to have some great Sushi and Kabuki. If you want to check out Italian and want a light lunch or heavy dinner, California Pizza Kitchen is located by a portion of a “person” made-lake with ducks to the west end of the Bridgeport Marketplace.
There is a Walgreens, pharmacy, Southern California Orthopedic Institute and an awesome coffee shop on the other side of the entrance driveway into Bridgeport Marketplace.
If you are out on a Sunday and want to check out one of the local Christian Churches, RLC, Real Life Church is located here as well.
There are other local businesses, a large market and other great eateries are contained therein.
At the east end of Bridgeport in Valencia, you will find Best Buy, Trader Joes, Vons, Baskin Robbins, Starbucks, Chevron Gas, a full-service car wash, Dunkin Donuts, Lowes and In and Out Burger.
If you did not have to go to work or work from home, you could almost give up your car and walk everywhere if you lived in Bridgeport.
I’ll tell you this as an aside, I really loved living in Bridgeport. The people were awesome the 4th of July’s in the park was great and the interaction while walking around the lake were divine.
Types of Bridgeport real estate available
There are multi-level townhomes, single family homes and larger lakeside homes in a gated community within Bridgeport.
All residents have access to the community pool, the walking paths(paseos) and the Bridgeport community clubhouse. The Bridgeport clubhouse, aka recreation center, can be rented for a fee from the Home Owners Association management company, Valencia Management. 661.295.9474
The Bridgeport Clubhouse, aka the Lake Club, is a private 7,000 square foot recreation area that includes a clubhouse, meeting rooms, a spa, dock and swim lagoon.
The Bridgeport Homeowners Association Fee is approximately $200.00 a month. With some of the Valencia Homeowners Associations, you cannot see what your monthly fee gets you. They will tell you it will pay for this and that, such and such, with no real visible indication. With Bridgeport in Valencia, the Home Owners Association fee pays for things you can see. The lake, the clubhouse, the pool and greenbelts and maintenance on the walking paths and lighting around them.
The Bridgeport Island Gated Real Estate
If you are not seeing Bridgeport Island listings directly above this text, there are none in escrow, there are none for sale and no Bridgeport Island homes have sold during the past 90 days.
The Island in Bridgeport has an Exquisite architecture that includes English Revival, English Cottage, Spanish Colonial, Cape Cod, and Monterey styles.
Custom wood entry doors with the finest selection of bronze Baldwin door hardware. Architecturally styled wood garage doors with the convenience of an automatic door opener. Designer selected ceramic tile Pullman, Dual Glazed Windows, Custom hand finished oak cabinetry with solidly raised panel doors, were offered when the Bridgeport Island Homes were new.
Things may have been changed over the years since construction started back in the early 2000’s.
There were three different plans for the Island in Bridgeport when they were first built. The original Island Home Buyers also had additional floorplan choices. These are the basis for the original build-out of the Island in Valencia.
Plan 1 Valencia Island at Bridgeport – This model has three bedrooms and 3 bathrooms, at an alluring 2,975 square feet. These homes had several different elevation combinations to choose from with options like offices, bedrooms, fireplaces, etc.
Plan 2 of the Bridgeport Island Homes – 4 Bedrooms and 4 bathrooms. 3,640 square feet in luxurious size. There was an optional fifth and the sixth bedroom offered when these residences in the Island were new.
Plan 3 at the Island in Bridgeport in Valencia – The largest model. 3,785 square feet. Originally these homes were offered in three different elevations(exterior appearances). There were also additional floorplan options, such as a fireplace in the master bedroom.
The Valencia Bridgeport Island homes were built by Standard Pacific Homes.
The Bridgeport Cove
If you are not seeing the Bridgeport Cove listings directly above this text, there are no Cove listings in escrow, there are none currently for sale and no Bridgeport Cove listings have sold during the past 90 days.

There are three different residences in the Cove of Bridgeport. Residence one is from 2,366 square feet to 2,557 square feet. Three bedrooms, 2 bathrooms, and a powder room. A grand room, Dining room, Gourmet kitchen and more.
Each residence had a few different elevational choices related to each of the different residences in the Cove of Valencia.
The original homeowners also had several different room options to choose from.
Residence two – 2,470 – 2,628 square feet in size. They started with three bedrooms and 3.5 bathrooms. These also contained a Grand Room, a Formal Dining Room, and A Gourmet kitchen. Residence two in the Bridgeport cove also had these options, A parlor, A Bedroom 4, a super closet, a Loft and a shower addition to the entrance bathroom.
Bridgeport Cove Residence three – 2600 – 2767 square feet. Three bedrooms with 3 and one-half bathrooms – these also contained a Grand Room, Formal Dining room, a Gourmet Kitchen and a breakfast nook. These also had some very nice options for the original homeowners, at an additional cost of course. Some of those listings that you will find on the market, at some point, for sale offer Den’s, Parlor’s, Bedroom 4 and 5, A super closet for the master retreat, additional shower and powder room option with the addition of a fireplace to the parlor option.
The builder of the Bridgeport Cove was Centex Homes.
The Bridgeport Landing
Also started in the early 2000’s. The Landing in Bridgeport has homes that are lakeside and those which are not.
These homes are past build out and have all been finished. Some of these homes have additional options that the current and past homeowners chose to have added. The internal upgrades, renovations, and changes are also varied from the time of original construction.
The Landing at Bridgeport was built originally by Richmond American Homes.
Residence one at the Landing consists of models ranging from three to four bedrooms. Three and one-half bathrooms with an optional bonus room and a two car garage. There are varying elevations of this model of Landing. This model of Landing spans from 2,689 square feet to 2,839 square feet in size depending on options which were chosen when these homes were new.
Residence two at the Bridgeport Landing offers a three bedroom with a den, three and 1/2 bathrooms, an optional exercise room with a two car garage. The Landing Residence two is approximately 2,840 square feet.
The Landing Residence three at Bridgeport reports being approximately 3,150 square feet in size. This model offered 4 bedrooms with a bonus room, 3 and one-half bathrooms, an Optional fifth bedroom with a 2 car garage.
The Colony in Bridgeport
These homes are located in Bridgeport, they are in a gated community, but are on the other side of McBean Parkway. They are actually located on the west side of McBean Parkway. There is a handy walk overpass that is located south of Newhall Ranch Road that will allow those who live in the Colony to pass over to the Bridgeport Clubhouse, pool and to access the walking paths around the lake.
The builder of the Colony of Valencia in Bridgeport was Centex homes.
As with most of the Bridgeport homes in Valencia that I have shown on this the best resource page for the Bridgeport area in Valencia, there are three different floor plans of the Colony in Bridgeport.
The first is going to be Residence one. This home has three different elevations that the original home buyer had to choose from. This model also had an optional Den which would have been “instead of” bedroom 3. This Bridgeport Colony home is approximately 1,705 square feet. It offered originally 3 bedrooms 3 bathrooms, a great room, and a formal dining room or a living room.
Residence two in the Colony also offered three varying elevations that the home buyer had to choose from when these were new, in the early 2000’s. This home was approximately 1,798 square feet. It offered three bedrooms, two bathrooms, and a powder room. Located inside is a formal dining room, family room, formal living room and an optional bedroom number 4 or a loft.
The Third Residence in the Colony at Bridgeport offered four different elevations to the original home buyers. Not all were available a the time of construction because the exteriors had to vary from one home to another. If your neighbor had chosen elevation 3B for example, and the home you were buying was next door, you weren’t able to choose 3B also. These Valencia homes are approximately 1,868 square feet. They offer three bedrooms, two full bathrooms and a powder room with a formal dining room, family room, and a formal living room. There were optional decks available at the time of sale.
Bridgeport’s Stoney Pointe Homes
These Bridgeport in Valencia Homes are located on the East End of Bridgeport, east of Bridgeport Park. They are behind the entrance to the Valencia Paseo entrance just west of the corner of Bouquet Canyon Road and Newhall Ranch Road, south side.
There is a paseo that runs to the south of the entire Bridgeport community.
The Stoney Pointe Homes were built by DR Horton home builders. This happened to be our second home in the Santa Clarita Valley. We bought new when these were being built back in the early 2000’s.
There are four models of the Stoney Pointe homes, one of which was not “modeled” when they were new. Residences 1-3 were. If we show you this particular Bridgeport Community you will see that there are a handful of homes that face sideways, long ways and are typically located on the corners within the Stoney Pointe area. Those homes are the Residence four, which was not modeled.
Residence one – 3 Bedrooms, 2.5 bathrooms with a loft. There was an optional 4th bedroom or an optional bonus room and these were approximately 2,100 square feet in size.
Residence two in the Bridgeport Stoney Pointe has 4 bedrooms, 2.5 bathrooms, with an optional bonus room option and was approximately 2,185 square feet in size.
The Third Residence in the Stoney Pointe development offered 4 bedrooms, 2.5 bathrooms, had a morning room (kind of like a dining room) and was approximately 2,199 square feet. This was the model we bought new.
Residence Four – this is the one without the model home when construction was new offered 4 bedrooms, 2.5 bathrooms, a library and was 2,189 square feet in size.
Bridgeport Back Bay neighborhood
The Back Bay community is also on the west side of McBean Parkway, south of Newhall Ranch Road, North of Avenue Scott. BTW, Avenue Scott changes names to Bridgeport at McBean heading east into Bridgeport.
These homes are top showpieces. Brookfield homes were the original builder for the Back Bay community in Valencia’s Bridgeport.
There were three models of the Back Bay homes, with one considered to be the 4th that were positioned in the corners within the gated community.

The Waterford and Cabot Bay are the two different townhome variations within the Bridgeport community in Valencia.
The Waterford in Bridgeport is located just east of Bridgeport park, south of Newhall Ranch Road with access granted via Parkwood Drive.
The Cabot Bay is located next to McBean Parkway, south of Newhall Ranch Road, at the ‘main’ entrance to Bridgeport from Bridgeport Ave and McBean Parkway.
