After in excess of 50 mailings for a specific client with regard to our one party show, we finally struck gold. We don’t slow down when we hit walls, we speed up. When surfing the internet – you are bound to see some of the real estate syndication websites publishing the NOD filings as if they are truly for sale. Be careful here, they want you to give up your personal information so they can see your info to local agents that are members of their platforms.
We routinely get three plus calls a week from those Real Estate syndication websites stating, “Is this Paris?” I respond, “No”. They want to know who I am. I state that I’m the guy that gets her car washed and the one that handles the marketing. 🙂 They say that’s great and they enter into the conversation with the question, “We are currently tracking X amount of buyers looking in your area to buy homes, are you interested in working with any of these buyers?” I then ask, “What area?” They typically respond, “Santa Clara…” The funny thing is that we are no where near “Santa Clara CA”.
After that snafu is corrected – they continue. It’s at that point that I know they are “salespeople”. They are selling a product, lead generation on Zillow or one of the other syndication websites. When I decline, they want to know why. I explain that Zillow or the others are not the last in the Real Estate generation game.
I further explain that I, by writing over 3000 words of content and engaging on Google plus, face-book and twitter, I am doing something they cannot do. They typically say, “What?” I tell them I am human and a real live representative and I actually sell real estate. I have a team that Paris and I have formed that represents buyers and sellers of real estate directly.
I am the person they come back to when things are not as they seem. I am the person that runs interference for them when it comes to negotiating the prices of real estate. I do this both on the buyers and the sellers side. I am a local brand and name in the Santa Clairta Valley. I have a brick and mortar office located at REMAX of Santa Clarita, 25101 The Old Road, Santa Clarita CA, 91381. We occupy offices 201, 203 and 205.
I continually train my buyers agents and my full time licensed assistant. I want the best for my team so they can BETTER represent our Real Estate buyers and sellers. That is how I operate.

It is a hard sell, most telling me that I will never achieve their “famous level”. I respond that I’m not trying too. I only want to be on a local level and work with the best real estate clients that seek me out on-line and by referral.
I digressed – We scored a one party show listing appointment where I spoke with a Short Sale seller about some specific clients that wanted to buy their home. I also presented our clients via video, filmed in our REMAX of Santa Clarita offices, to the prospective sellers.
In this way, our sellers were not interrupted for more than one showing. Our clients and the Short Sale seller had established the connection, we are just the facilitators. All parties were included and all were elated that we were able to put the deal together.
