    “Why is it when I am searching online and I find a home that shows as being for sale, when I call my Agent they tell me it’s not for sale?”

    Real Estate is a funny animal. Knowing the players of the game and knowing them by name is really important.

    Realtors – Licensed, Test Passers, working under a Licensed real estate Broker, bonded and insured. Police Mechanism, RESPA and the Local Boards of Realtors. This Police Mechanism has Teeth!!!

    Syndication Websites – make their coin off of selling a person’s private contact information to real estate agents willing to pay for it. Police Mechanism – none.

    Publications – make their money from the agents buying adspace. If there are listings that are not really for sale, nothing happens. Police Mechanism – none.

    Postcards and Mailers – cheap method of mailing and covering a large area for little investment. Police Mechanism – none, except the Broker if the person doing the mailing is a Realtor and giving bad intel about fake listings or services.

    Realtors Websites – Must be approved if they are going to publish MLS, multiple listing service, data from the Boards of Realtors. Paris911.com/MLS The MLS data must be timely and update via push method from the Local Boards of Realtors via an IDX, internet data exchange, feed. Paris911.com/IDX and Paris911.com/Syndication are two resources that have more explanative information reference syndication, idx and MLS systems.

    Bottom Line, hire a Realtor to run the valley for you, with regard to the recon of the listings they are finding for you and those that you find online.

    We don’t tell our clients to stay away from the large Real Estate syndication websites. However, we do educate them as to what they are up to. We also tell them to send us the page where they have seen the real estate listings that cannot be found on our Real Estate Websites.
