Why can’t FHA and VA buyers buy foreclosures in Santa Clarita CA?

    The reason that VA and FHA buyers are hitting roadblocks when it comes to buying bank owned foreclosures, is not because they don’t want to buy them.

    It is because they are usually competing with offers that the banks view as stronger.

    Pinterest for real estate searches and local agentsFHA – that’s great, in the banks eyes, however, it only has a place holder vesting by the buyer with 3.5% down.

    VA – that’s great too – however, the seller is mandated to pay a portion of the buyer’s closing costs.  In addition, rumor on the street is that VA appraisers are much more critical of the condition of the property being financed VA.

    When those two loan types are competing, during the purchase process of a Bank Owned Real Estate listing, with Conventional 20% down or Cash – they look very weak in the banks eyes.

    What is the way you can get your VA or FHA offer accepted?  Try the shotgun approach to purchasing real estate 🙂

    More than likely, it’s going to depend on the relationship your real estate agent has with the listing agent.  Maybe they owe them a favor, or favors.  Maybe the listing agent and your representative are best friends.

    Hard to say, but make sure you hire the real estate agent that is very well connected.  If they have a team, that is much better – more eyes on the process, larger reach – more connections.  Make sense?

    Before my phone starts ringing off of the hook with those “haters in the world” that are not reading for value alone and are reading to be made angry, I’d say this.  You don’t have to be a team to be a Great Real Estate agent and the best representative for a real estate buyer…
