When you buy a New Santa Clarita Home it’s not like the model

So many people are taken aback when they are viewing new homes versus when they do their final walk-through of the new home they bought.

    Search the new homes now

While some of the new home builders will lay out in plain view what is “included” with the new home being bought and what is an “upgrade” which can be purchased by the new home buyer.

However, there are most that don’t. The model homes are outfitted like the Taj Majal with regard to the upgrades that the new home builder has had installed for public consumption.

There are a few viewers that appreciate a model home being outfitted with every single possible premium upgrade.

Most would at least like to know what is included and what is an upgrade. This breaks down to the paint colors, flooring choices and the size of the moldings.

At one of the new home centers that opened up recently within the Santa Clarita Valley cities, you can find the model homes that have super ultra upgrades. Entire shower spaces, lawn game oriented backyards, various finishes on the walls – framed ceilings, wainscoting, and subzero/wolf appliances.

I’d venture to say that these models when they finally sell at the end of this new home builder’s build out, they are going to mandate an additional $300,000.00.

There is a time in the new home buying process where you are going to take a trip to the new builder upgrades and additions center. This is a place where you will see the multitude of upgrades available with the new home you are purchasing. You can even upgrade the flooring from the standard. You can choose a better quality of granite, it that is pertinent to the home you are buying. Then every other imaginable upgrade, additional outlets, USB outlets, LED lighting and more. I always say to do the “hard things” within the upgrade centers – like arched interior doorways. To add these later would be very expensive. But flooring upgrade – maybe that would be best left for later. Of course, when you do the additions via the new home center upgrade center, you can finance it along with the mortgage. They just put the amount on top of the price. Be careful!

We have been representing home buyers with new homes and those processes concerning them since 1998. During that time we have seen some home builder representatives try to take advantage of some unsuspecting home buyers. I have heard our clients echo the sentiment that they were glad we were on their side, and if we weren’t the unspeakable could have happened.

There are certain things that are best left to professionals. While the homebuilder has their own real estate agent, there is always a better reason to have your own agent on your side when buying a new home.

Of course, our representation comes at a cost. That cost has nothing to do with you. My representation is FREE for you when buying a new or resale home. You give up nothing in the way of incentives, upgrades or builder discounts by having us on your side when dealing with the new home builders representative.

I know we can help make a difference. We are the additional set of eyes when it comes to buying a new home. In fact, we know our way around the new home center and builder methods. We are glad to share that with our clients when it comes to purchasing a new Santa Clarita or new Valencia CA home.

Please reach out to me and remember, I need to be with you the first time you give up your identity at a new home center or at a new home builder community. That way I can register you and be your legal new home agent which will be on your side 100%.

If you even put your name down on an interest list to be emailed in the event of a next phase release or some discount program they say maybe coming up, they have your information, that will stop us from being able to be your real estate agent. The new home builders are clever, not stupid.

BE well, reach out to me when you are ready for a new Santa Clarita home tour. I’ll be there for you as we have been with many clients that wanted to buy new homes within the Santa Clarita Valley and elsewhere in Southern California.

    Paris and Connor MacIvor

Connor and Paris MacIvor are in the Top 1% of Realtors Nationwide, starting their real estate business in 1998 with RE/MAX Gateway - Santa Clarita Valley and Valencia CA. Their becoming licensed real estate consultants and representatives came from the horrible experience they had when they bought their first home. There were many things that the agent they had hired did not explain and disclose, which per law he should have. Getting that agent on the phone after they closed escrow and after he had gotten paid was impossible. Paris and Connor called the broker, the board of realtors, the office manager and all they received was the promise of a phone call back. The remedy did come, but not as fast and in the way they wanted. That act - that bad agent was the reason why Paris and Connor became Realtors. That was all they needed to vow to never let the same fate befall anyone else, that befell them. Today Connor and Paris are focused on client service. Protection and top-shelf service with regard to their real estate clientele. They primarily work within the Santa Clarita Valley and Valencia CA. However, for a referral, where 80+ of their business is referrals they have License and Will Travel to other parts of Ventura County, Los Angeles County, and Orange County to handle real estate transactions for those who trust their real estate operation.
