When is where a buyer wants to buy too far for a real estate agent

    The phone call came in at 0853hrs

    I received a phone call from a male explaining that he was looking for a real estate agent, he wants to buy a home.  I told him I was a real estate agent and I would be glad to help How is the valencia ca markethim.  He further explained that he was out here from North Carolina working for the Motion picture industry and he wants to buy a home with a 45-60 day close.

    I explained that I would be happy to help him, but I would need some time to meet and give him the run down.

    No time for the Intel

    That apparently would not work.  However, I was still in the game to get him shown some houses.  However, without breaking my own rule – I insisted that he be pre qualified – he stated he was.  I also needed to see if the pre-qualification letter was from a valid lender.  I know that he may think it was – but when that Pre qualification letter is presented to a sellers real estate agent, it could be a different story.

    He said the City

    Camarillo and Santa Rosa.  Yes we are REMAX Relocation systems and would be happy to find him a local real estate agent for those areas, but we have to draw the line “distance wise” somewhere.

    Apparently what he wanted was a real estate agent that was Head Quartered in Valencia CA, that was willing to drive back and forth to Camarillo and Santa Rosa to show him homes, write the offer and work throughout escrow.  Sounds fair, but I explained that I would happy to refer him.  He declined.

    We have worked in Camarillo, Santa Rosa and West Simi Valley many  times before, why is this different?

    The Difference

    Past relationships.  I knew those whom I was hunting for.  I could have gotten to know this caller.  However, to drop everything and cancel other appointments to show right this minute – sounds fishy.

    I have already ascribed myself to the fact that this could have been a multi million dollar buyer that is a executive with a large motion picture studio.  And that I would have driven out to Camarillo, shown three homes and written an offer for 2 million dollars, it would have been accepted – the commission I would have received would have been a cool $50K.  Like I said, I have already eaten that as if it could have been the case with this potential buyer.

    Do movie producers have agents, or lawyers that have agents they can refer and get a referral fee?  I dunno…

    Win some Lose others

    In real estate, too many are willing to jump for every caller that says they have a suit case of money.  I think the reason is that some real estate agent’s don’t see their own self-worth.  The sad fact is that if they are making it in today’s real estate market – they are quite worthy 🙂

    What would you have done?  How far are you willing to go for the “roll of the dice”?  Is it prideful or good business?
