Mom is a Realtor, semi retired, in Sacramento. They wanted to know if their “mom” could represent them. It is 100% affirmative. However, it may require their mother to join the local Board of Realtors. While most of the contracts are the same around the entire State of California, there are certain forms that are different.
It’s these forms that may cause issues when attempting to write an offer on a real estate listing that is 375 miles away.
Now, having said that, I would never tell a Realtor’s Son – they “should not do anything”. In fact, for the record, I would never want to exclude anyone from anything that may be “profitable” for them.
In this case, they are going to get the “commission” from mom. My suggestion was to let us handle them as our buyers and give Mom a Referral fee that she would be able to give back to the kids.
Second – New Houses! Aren’t they just wonderful? It’s hard to beat the “presentation” with regard to an open house.
They have been outfitted as if by expert home stagers. And – They were 🙂
A couple came into the open house, on their way to a new home center.
When I found out – I asked if they wanted me to represent them with the new home builder?
They said, “No, we want to save our money for possible upgrades…”
I responded, “You don’t understand, my services as your very own Licensed and Insured real estate representative are free!”
There is no charge to have me represent you. The builder pays the cost for you to have your very own Expert Realtor on your side throughout the new home buying process.
In fact, there is no extra you will get by using the new home representative alone and leaving your own personal real estate representative out of the transaction.
What do we have to gain by representing you? First – We get the relationship with you and that is good for our referral based real estate business.
Second – We get to monitor the new home buying process.
Third – We get to ask the “right questions”, equating to additional bonuses and incentives when buying a new home.
Fourth – We get to be a part of your transaction, monitoring the paperwork, making sure the lender is giving you the best deal, and keeping you appraised with our “full new home disclosure” process.
Fifth – in the future, we will be able to sell your home.
Sixth, and lastly, we obtain a commission from our representation of you with any of the new Home Builders
