    Santa Clarita AssessmentsCould be both, a good and a bad thing.  Mello Roos and assessments are the costs, that are passed onto the buyers, for the establishment of infrastructure.  Meaning, the schools, public safety, roadways and more are needing to be built – the Mello Roos and Assessments are the fee’s to build them.

    In the Cities that compose the Santa Clarita Valley Real Estate world – we have several areas that are rich in the charges of Mello Roos and Assessments.  To give you a gauge – Stevenson Ranch is down to around $30ish dollars a month – some of the new housing tracts have Mello Roos and Assessments fees toppling $400.00 a month.

    The Good is what they do.  The bad is what they cost.  But somebody has to pay these fees and the builders are not – enter stage left – Mr. Mrs. Homeowner.

    It is what it is.  However, you want to know which areas have these fees to make sure you are Okay with it.  Also, as a real estate buyer, you are going to want to know how much the fee’s are exactly, when they are paid and how they are to be paid.

    That is why we always harp on getting a Local Realtor to assist you with any home buying scenario.  Whether it be new housing representation or Re-Sale Housing here in the Santa Clarita Valley or elsewhere.  Having your very own “shark” in your corner will make sure you are not hung out to dry.

    I have heard rumor that some of the new builders are not very “up front” about their mello roos fees?  Be Careful and get your own agent.
