    Weekend Recap for Santa Clarita Valley Cities – 52 listings Bom’d?

    Hey Everyone, this is our Weekend report for the Santa Clarita Valley cities. We are covering the changes during the past seven days in the cities of Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch, Valencia and of course – Santa Clarita.

    While there are a few interesting things contained within the results below – I can say for sure the fact that 52 properties Bom'd is something worth talking about on this Fine Saturday.

    In order to help the frustrated Santa Clarita Valley or Greater Southern California Buyer, I will shed some light as to what a property bom-ing means and show why the BEST Valencia CA Realtors track that data, ready to pounce for their clients.

    BOM – it is an acronym – standing for Back on Market. A real estate listing that was in escrow, is not any longer – therefore that property is said to have “Bom'd”.

    During a seven day period with only the recap being pulled for our most intimate Cities in the Santa Clarita Valley, 52 seems like a very high number. The data I scoured was directly from the local Boards of Realtors Multiple Listing Service data. I know it's right – but there is an advantage to be had here, by a Savvy Real Estate agent that is working with Buyers.

    If they are not watching this “trend”, they won't see the Bom'd listings when they returns onto the market for their buyers. In addition, if those agents are not “networking”, they are not going to hear about it from the other Top Producing Santa Clarita real estate agents.

    Word of Advice – make sure your realtor is networking and building relationships withother agents. In the real estate market of 2004-2006 – anyone could have been a Realtor and survived.

    Today, that fact has changed dramatically. It is up to real estate agents to embrace technology, be client focused and to think “Way outside of the Box”.

    New Listing (112) – During the past 7 days, we have had 112 listings added to our For Sale inventory within the Santa Clarita Valley Cities – Valencia, Stevenson Ranch, Canyon Country, Castaic, Newhall and Saugus CA. Your real estate agent should be giving you access to a search system that updates several times per hour at least – if they are not doing the searching for you.

    Price Change (44) – Either up or down. It could be that a real estate agent “over sold” a seller in order to get them to list with that specific real estate agent. (yes, this still goes on today :(.. ) It could be a short sale where the bank said they wanted more $$$ than the buyer wanted to buy the home for.     Back On Market (52) – This is the field that should be watched more and more by Real Estate agents. If your realtor is just looking for new listing and new inventory, they are going to miss the boat when a property “falls ouf of” escrow. If your realtor is showing you newly listed homes for sale all of the time, and you never see real estate that has been listed before that was in escrow and is no longer in escrow, ask them why!
