If you live in the Santa Clarita – Valencia Areas, maybe you have thought about your real estate in this way, “We will just sell our home ourselves.”
Let me start off by saying that I don’t sell my own real estate and I’m a licensed agent. I’m the real full-time thing. I have another agent I trust to sell it for me with all of the disclosure included. Disclosure being:
- The owner of the home is a Licensed Agent
- The agent who the owner hired is a known business associate of the owner
Plus the other stuff related to the home and its condition. Repairs, fixes, updates and the like. Experiences, damage, claims and other associated disclosures.
So far there is about 1.5″ in paperwork that has to be completed on each real estate sale. Notwithstanding the additional paperwork required for those homes located within the HOA communities.
You may say that you can still do it yourself even if I don’t do it myself.
Here is another issue that must be addressed. The Lawsuit.
While you may do everything possible to do everything right and correct, there could be a lawsuit.
Of course, anyone can sue anyone for anything. But there is no need to poke the tiger.
We carry E and O insurance. That is another reason why the “do it yourself” model on real estate may not be the best way to approach it.
Then there is the More Money aspect of the real estate sale being handled by a professional realtor versus a for sale by owner – FSBO.
Show me the MONEY!!! – This should not be a surprise you that a qualified professional real estate agent who has been representing home sellers since 1998 can get you more for your home than you selling it yourself. These are the statistics folks and they are true.
Being at the top of the real estate websites on a local Santa Clarita level is very important for those who choose Connor and Paris MacIvor to sell their homes. It does not come by mistake, it takes a lot of hard work to rank so high for Santa Clarita real estate.
As you can see, as technology advances, as does the year, we have more and more buyers searching via the technological platforms and the Local Real Estate agent websites.
Just because the home buyers are searching the internet for Santa Clarita real estate, understand, they are still using a qualified real estate agent to represent them when wanting to buy real estate.
A Local Santa Clarita Realtor is going to work with the buyer every time when that Buyer is deciding on buying with a local Santa Clarita Realtor or not. Us Local Realtors in Santa Clarita Valley understand every single facet of the local housing market.

Not to mention the time frame that applies to For sale by Owner properties versus those homes who are represented by a real agent.
While I started with MONEY, I did so for a reason. All of these other factors play into a home seller not being as successful as a Realtor when they want to sell their home themselves. To be “full disclosure” they had to be added to this dissertation related to For Sale by Owner properties.
Most agents and most buyers steer clear of homes where there aren’t any “licensed” Realtors involved. On the agent’s side, it’s the original reason most For sale by owner listings exist. They don’t want to pay massive real estate commissions. On the home buyer side, they are concerned that something may be amiss and they are suspicious why the home seller is steering clear of real estate agents?
When we stated in real estate, which was 1998, we have sold homes that were being sold by a single home seller as an FSBO, for sale by owner home. We had clients so adamant we be on their side, they picked up our tab, which the seller would normally pay for. They were glad they did because there were foundational issues that were discovered that the home seller did not bother to disclose. The home seller then threatened to keep the buyer’s deposit, we were on their side and were able to have their deposit returned to them in full.
Normally real estate transactions don’t get so bad so quickly. When there are specific rules and laws that have to be adhered to, like those which real estate agents are mandated to obey, real estate becomes more black and white versus a gray area which is easily manipulated – whether being intended or by an uneducated accident.
