    I have heard stories because we were the batters “on deck”.  There is a lot to selling a home in Southern California.  We had a couple of friends of ours who we knew as Frank and Kim.  Frank and I worked together at the LAPD Motor Squad.  When it came time for him to sell his Agua Dulce home, he called Paris and I.

    Frank had been run through the gammet in a previous real estate sale.  He told me, “Connor, I should have listened to what my dad used to tell us kids.  He said that he was too poor to buy cheap things or services…”  Frank continued to explain the stress and “non-performance” that he had with a prior real estate transaction.  There was also several day’s spent in court with the agent – due to the agent’s “non performance” and failure to “disclose” issues.

    When it came to selling his home and moving to a Midwestern city and state, Frank knew who to trust.  I have to say I was totally honored by him choosing Paris and I.

    During the escrow I had a chance to speak with the Realtor on the other end of his home sale.  After speaking for a while, to the other agent, about Frank’s home needing to close concurrently with the one he was buying, I found out some interesting things about how “they” do business outside of Southern California.

    First off, there are only three pieces of paper that we consider “disclosures”, that needed the signatures of the Buyers.  We have 37 regular disclosures in each and every simple “residential” real estate transaction.  Each disclosure stemming out of a Law-Suit at some time in the past.

    Secondly, the deposit was an actual “handshake”.  In the state where Frank was Moving, Sellers can choose do a Deal on a Handshake if they wish, instead of “real money” being deposited into escrow.  Amazing. The “Word is my Bond” thing still applies in some parts of this Great Country of Ours.
