There are requirements that must be fulfilled, as with any person that wants to borrow money to purchase real estate.
Those are best explained by a Lender that is versed in the Veterans Adminstration (VA) loan.
So, here is the skinny…
VA offers are hard to get accepted. There is no reason to beat around the bush about anything having to do with real estate.
I can give you a list of other things we can beat around the bushes about – but in the case of real estate, never!
Here is the reason. Sellers know, and have been told, that when it comes to the VA’s apprasial guidelines – they are more strict.
Example, flooring in place is a must – no exposed slabs. Broken windows – that is a VA no no.
There is a list of these items, so if you want to write an offer on a property with VA financing – stand by to stand by, if it has issues the appraiser is going to mandate get fixed.
Seller’s reasoning – If the seller were to accept a NON VA offer – maybe that lender would not expect the seller to fix those items…
True – so if there is a conventional offer by a buyer with 20% down, most of the issues mentioned above are moot.
No charge to the seller – it will become a buyer problem.
Same holds to true with some FHA loans – not a seller problem – becomes a buyer expense.
