    During the past 24 hours, two listings sold in less than 5 days.  One Valencia CA homes old in three.

    That is not surprising in this current market when inventory and listings are not plentiful.

    The “not plentiful” thing is creating stress amongst real estate buyers in the Valencia – Santa Clarita market.

    For the future, I write daily, we will see more real estate inventory enter the re-sale market in Valencia – Santa Clarita Valley.

    This will do a couple of things. It will end up causing the real estate prices to slow their ascent.

    Second, the addition of more inventory is also going to decrease the stress and pressure the buyers in the present Real Estate market have.

    As an aside, if we get the additional units of inventory which slow the sales cycle due to the demand not being present in the numbers of qualified home buyers, the sellers will become more competitive.

    There are ways in which to handle each end of these real estate scenarios.

    If the agent is on the buyer’s side of the transaction, they can apply their knowledge of a tight market in order to have their buyer’s win the offering contest more often than not.

    If the real estate agent is representing the seller during a shift, they are going to use their marketing and advertising channels coupled with a savvy pricing strategy. Maybe range pricing is something to consider etc.
