A client called me this AM, we are about to enter into contract with her home that is located in Simi Valley CA. She wanted to know about one of the Syndication Websites, namely Zillow, that has a place where a Seller can enter their listing in the hopes of getting a buyer.
I told her, go ahead, this would be a good test. Ultimately, if it worked out, I would be representing both parties, my client understands the inherent dangers in a For Sale By Owner listing.
Later this PM, I got the call, my friend/client had received 7 calls from Real Estate agents, 0 calls from prospective buyers.
Each of the real estate agents said the same thing, “I have a buyer for your home, please contact me…” So my Client contacted each agent. She was on a day off and the kids were at school, caught up with her working around the house, she was looking for some “cheap” entertainment.
So, she started making the calls. She reminded the agents, who could not remember what property they had called about or why they had called in the first place. 100% of the real estate agents told her they had a Ready to Go Buyer, all they needed to do is make the introductions. However, in order to do so, she would have to list with them.
They continued, in order to get her the highest price possible for her home, they would be over this evening with a contract at 4 pm or would 7 be better…
Straight up High Pressure Tactic – Love it (sarcasm). After they fired off their multiple shots in a shotgun “spray and pray” pattern, she explained that the “ink was hardly dry” on the listing agreement and they needed to reach out to her agent. She said in almost all of the cases, there was a bit of silence, they most everyone responded they would call her agent(me).
