We take an exclusive contract, between ourselves as the Short Sale Seller’s Agent’s/Negotiators. We take the listing and work the advertising from the inside, so as not to attract public attention.
With regard to “Marketing” the Short Sale as being for sale, in the specific neighborhood – we don’t do that. We keep the signage off of the property, we inform the sellers that “open houses” are not mandatory, we also don’t do any “ancillary” mailings to the neighboring homes attempting to solicit other Short Sale business.
Where is your home going to appear when we take our “Top Secret Short Sale Listing”? Not on the real estate syndication websites. In fact, we have our Santa Clarita short sale sellers sign a form that will stop their short sale from appearing across “God’s Green Earth”when it comes to being advertised on line. Again, we are not interested in obtaining new short sale clients by pimping our “Top Secret Short Sale Sellers” listings on line by pushing them to the Real Estate syndication websites. Examples of these are Trulia, Zillow, Realtor dot com, homes dot com, redfin, etc…
