We have been working hard for our real estate sellers, increasing our points of connection within the social sphere.
We also know this is a “great pay off” for our sellers due to our relocation reach via some of the larger corporations located, that are HIRING Executives, in the Santa Clarita Valley Cities!
The Santa Clarita Sold Intel!
For this week, we have been tracking the following real estate intel for our Sold Saturdays Broadcast:
During the past 7 days in the Santa Clarita Valley Cities, we have seen a total of 103 homes, condos and town homes close escrow and sell.
Of that Santa Clarita sold inventory, we have been tracking 63 Santa Clarita homes that sold for less than listing price.
We observed that 17 Santa Clarita residences sold this past 7 days, of the 103, for more than their listing price.
Rounding out the sold prices at 23 homes sold in the SCV Cities at the same amount they had been listed for.

One of the items that is very important is to obtain your home’s value at today’s market value.
Then we give you another value at a 90 day estimate.
This is the best way to price residential real estate and here is why.
Looking at the Median Days on Market time frames that we have researched for Today’s Sold Santa Clarita real estate show, we have discovered that we have 65 days on market average.
Out of the 103 real estate listings that closed escrow this week, 65 DOM, Days on Market, was the median level within the listings.
The shortest amount it took to sell a Santa Clarita Valley home this week was 2 Days.
Winner – Winner Chicken Dinner!
The longest amount of time it took to sell a Santa Clarita home this week was a staggering 2178 DOM!
(BTW, for reference – “Annette Jo Circle – Saugus” got the prize for the longest listing having been on the market before selling.)

Advertising and marketing in networking groups – this is GREAT, but may not be as “novel” as you may think, or are being told.
The local real estate groups – those made up of agents, aren’t made of the “TOP PRODUCERS”, for the most part.
Those agents in those groups, which we are members too, will spin it as if there is some secret concoction to having membership in one of these groups. That could not be further from the truth.
The way to see if what I’m telling you is the case is to look at the numbers of Santa Clarita homes that sold from member to member within the specific group they “pitched”.
Less than 1% of the time does this happen, and 100% of that time, it was not because a real estate listing was pitched at the “group meeting” it was because it was found online by the agent’s real estate client.
Therefore, it makes sense to list your Santa Clarita Home with a Realtor that knows how to get more internet exposure than any other.
Positioning online for the specific real estate brokerage, is also important for the agent you are hiring.
At least, as long as their brand is one that is well known and being searched by potential real estate buyers, as ours is.
