When it comes to selling residential real estate the first most important step is going to be the sales price.
Is the property price to sell, or is it priced to sit on the market and collect dust?
I know most people don’t set out putting the property on the market and wanting it to sit and not actually sell.
But sometimes that is the case. The best way to price your property is with the current market data and real estate statistics going back and looking at 180 days of sales with homes that are just like yours.
And if you can’t find homes that are just like yours that have sold in the last 180 days? Then your agent has to do additions and subtractions, which they should know how to do very well.
Prepare it Properly!
Preparation with the real estate property is incredibly important. This is because without proper preparation you cannot have proper presentation.
One of the things we explain to our clients, whenever we are having to prepare their property, is to prepare their home like they would want to view it if they were considering purchasing real estate.
Sometimes that makes a lot of sense to people, sometimes that confuses them further.
If it further confounds or confuses, then we have a fit to sell series that we have prepared to help them through the process of getting their home show ready. Having it prepared to sell will allow it to sell for the most possible money in the shortest amount of time.
The pre-marketing aspect of real estate, is often overlooked by a lot of real estate agents.
That is because most real estate agents are of the old-time mindset, where you could put a property into the multiple listing service, and have it sell with very little work.
Today’s real estate is a lot different than that which existed even 10 years ago.
The top real estate agents know that putting a property in the multiple listing service isn’t what sells most real estate listings. It is about an online presence, social media influence, and being part of networking groups that are made up of the top real estate agents in the local area.
Whenever a property listing is being prepared, after we have it under contract, then it is time for us to market the listing before it actually enters the online channels to be advertised.
This ends up causing the property that we have pre-marketed properly, to get more views, more visits, and more online showings then listings which were not marketed in the best possible way.
Knowing where to put the real estate advertising and marketing within the online channels is incredibly important.
As stated before, the multiple listing service is not the end all solve all for the real estate agent. That home for sale, that residential real estate listing, is going to have to be put with in the Internet syndication websites to give it the best exposure.
It also has to have the maximum amount of photographs, a virtual tour, more than one virtual tour, and a lot of content and Internet optimization focused upon it.
Whenever listings are prepared and this way we see that they obtain better placement and the listings which they are in competition with.
Even you know that realtor.com shows listings with virtual tours first before those without virtual tours. So your home ends up getting more exposure in some cases four or five times as much exposure, than those listings that do not have virtual tours prepared.
The set it and forget it philosophy of real estate should be dead and buried.
Most people believe that they can take a real estate listing put it on the multiple listing service and that’s all they have to do in order to sell it.
The best real estate agents are those that consistently plug by schedule and by specific method to sell each and every listing that they have. We have a direct approach to selling real estate.
We don’t just put it into the multiple listing service. The best agents don’t rely 100% on the multiple-listing service to sell the homes for their sellers.
They constantly are looking for the real estate buyer for each one of the sellers listings.
This is in person, this is online, this is by mailing, and by doorknocking in most cases.
Our method is simple yet requires a lot of work. It requires constant refinement within the online channels. That is because the Internet and Who’s Who in the zoo, changes quite frequently online.
Today it could be a particular real estate website is king of the hill, tomorrow that could all change.
We also make sure that our local real estate websites have huge amounts of traffic, and are located on the first page of Google within the organic results for various real estate search us. This did not come easy this is a constant 3000 words a day process by yours truly.
