    Listing Preparation after Presentation

    Rookie Mistake?  Absolutely.  When working your arse off to get a new listing, convincing the seller you are the man/woman for the job, don’t neglect them once you have the signed listing agreement.

    By neglect, I mean, prepare their listing for entrance into the Boards of Realtors Database via the Multiple Listing Service.

    Slow to upload a second time

    If you are new to the real estate business, or if you have been around a long time choosing to ignore this thing called the Internet, you may not know that some of the Famous real estate syndication websites, for example Zillow,, Trulia and others, may not refresh their listing data every day or even every week.  Some take much longer, and that is one of the reasons, amongst others I could point out, they show old data that frustrates even the most patient home buyer or home seller.

    Once a listing is uploaded into the local Boards of Realtors, it should have everything it needs within a few minutes of the agent pressing the enter button.

    All the photos should have been renamed, labeled and placed in order prior or during the upload procedure.  The virtual tour should have been completed so an “unbranded” link is ready for placement.  The “Descriptive” text should have been prepared for the listing. etc.

    If this step is neglected because of the focus on the money to be earned, it may not show up with a photo or virtual tour for weeks in some cases.

    A more Important Reason

    If a person, a Real Estate Buyer, is working with a “tech savvy realtor”, they are going to be getting listings at the moment they hit the market for sale.  That being the case, if there is no photo of the property being uploaded, you are going to miss having a chance for your seller getting an offer from them.

    Because today is the day of “multiple offers”, you are going to be doing your seller a further disservice.

    My Team and I have a seven day prep period.  During that time, along with our “super secret” market campaign, we are busy preparing the listing for entrance into the Multiple Listing Service because of the delay in which those sites re-publish the data. 

    Be safe – don’t neglect your real estate sellers, they are hard to come by….
