The slow switch from a seller’s real estate market

    Santa Clarita valley housing market 09092016We have just completed compiling of the local Santa Clarita real estate data and market update.

    Here is the intel you are wanting as of September 9, 2016.

    In the past 7 days, for our Friday Finale Broadcast, we have had 103 new real estate listings added to the local Santa Clarita Valley market. With this increase in SCV homes for sale, we see the buyers are having more properties to choose from. We also see that during this time of year, in a healthy real estate market, homes start taking longer to sell. The Santa Clarita Valley is currently in a Seller’s real estate market.

    A seller’s real estate market means the selling advantage goes to the home seller. This can be due to several different factors. Two which we are seeing in the current Santa Clarita housing market is the constrictive housing inventory of “available” homes for sale. There is also a strong buyer drive and competition for homes which are priced right and which are in better condition than those homes they are competing with.

    The Santa Clarita Valley has had 73 real estate listings which had their prices reduced. An important note for those of you thinking the current market is in a decline is to know that this statistic is referencing listing price to listing price changes.  Not over all sales prices are declining. This measure is best attained by observing the current recorded sales versus the sales for the same types of residences during the past 180 days.

    While the interest rates are very “artificially” low, the lacking real estate inventory is keeping this market in the home seller’s zone.

    Buyers need not fret. With interest rates being so low, they can still get a good deal with the real estate market being an average of 9% to 12% off peak prices in the Santa Clarita Valley Cities.

    This has been a quick real estate market update covering the overall picture for the cities of Acton, Agua Dulce, Saugus, Stevenson Ranch, Valencia, Newhall, Castaic and Canyon Country.
