    We have covered our market update reports in detail for both Castaic and Canyon Country CA.

    We see those cities are exhibiting trends that are going to take us from a Sellers real estate market into a Buyers real estate market.

    These trends include flatness of market, increased Days on Market and prices being reduced from list to sale. The final part of this equation shows that homes are more expensive than the current buyers of real estate are willing to pay.

    Acton California Housing Market

    This week in Acton California – we see that the median listing price is $512,000 and this market too is exhibiting a flat price trend – The average listing price in Acton CA is $577,806. We have also been watching an increase of Days on Market for acton California – this week we see it averaging out to be 88.

    When talking about the market – we are seeing, as we did in Castaic and Canyon Country, a weakening market in Acton California.  This is because inventory and the Days on Market in Acton are increasing and have been for some time now.

    Home Sales in Acton California continue to outstrip supply and the Market action index has been moving higher for several weeks. This is also a sellers market still and we should be watching for upward pricing increases if the trend continues.

    Newhall CA Housing Market

    Newhall California in the Single Family Residences market we have been watching similar real estate housing market trends.  These include the inventory increasing as well as the Days on Market Time frames.

    The Median Listing price in Newhall CA this week has been set at $554,000. There are 40 real estate listings that have been on the market for an average of 80 days.

    In Newhall, we see that similar numbers are being shared with the rest of the Santa Clarita Valley Cities. One such variable that is constant throughout the SCV Cities in Inventory being up. Newhall is also in this category. However, this is one of the first cities in this weeks report that is showing a decreased Days on Market Timeframe.

    In Newhall California the over all market conditions are weakening a bit due to the increase of inventory and decrease in asking price per square foot.
