The Santa Clarita Housing Market update – It’s Christmas Eve

    I won’t get too much into our report that I prepared on Christmas Eve. However, I will state I know that the Santa Clarita real estate and housing market is going to kick off in 2014 with a Bang.

    Or maybe even a boom! Currently, the real estate prices (listing prices), are increasing above and beyond the sales prices.

    UPDATE for the Santa Clarita housing marketThis is a case of the “word on the street” being more believable than the factual data from the local Boards of Realtors.

    I will also have to throw some blame at my fellow agents. In the “rush” to get a real estate listing, they are over promising and under delivering.

    Real Estate agents should be expert sales people. They should know what is going to sell and for how much, at least within a few thousand dollars.

    They also should be able to tell you about what your home is going to appraise for. If they have enough “productive” time on the job of selling real estate, they are going to have prepared that as part of their presentation.

    By chance if the appraisal comes back with a value on your home for less than the amount your Santa Clarita realtor told you it would sell for, they should be prepared to fight the appraiser with comps and intel from where they derived the value.

    They may not win the fight, but at least they did everything in their ability to get your home sold.  This is a necessary part of the business of real estate. We are not “anti appraiser”.  Agents and appraisers should be on the same team.

    Agents need to always focus on the client, if they do that, then they will have more business than they can handle.
