The Santa Clarita Cities Housing Market has cooled off

    During the past several years, the Santa Clarita Valley cities have continued to grow with new residents.

    We just completed our latest SlideShare presentation regarding the Stevenson Ranch real estate and housing market.

    Some items worth nothing closing out February 2014 as compared with the preceding year is the fluctuation in the Single Family Homes sales prices.

    While the real estate located in Stevenson Ranch CA runs the gamut between prices in the low to mid 300k’s to over a million dollars, the fluctuations in the home sales prices are very interesting, just the same.

    The Median sold prices per month were the highest, during the past year, in Stevenson Ranch During July of 2013 and January of 2014.

    The listings that are for sale in Stevenson Ranch experienced some flux as it relates to the listing prices versus the sold prices. Numbers showed that we had a couple of months that exceeded sellers expectations.

    July of 2013 and January of 2014 were two months where Stevenson Ranch real estate sellers were excited to see multiple bids and offers on their homes that their agents were selling for them. We experienced several ‘price increases’ for our own Stevenson Ranch sellers.

    During the past real estate year in Stevenson Ranch we also observed that during February of 2014, the number of Sold real estate listings hit an all time low in the past 365 days. Less than 4 residences closed escrow, thereby selling. This is versus the high point of 20 real estate listings closing in April of 2013.

    Exciting times for Stevenson Ranch to be certain. I cannot wait until the Numbers for March of 2014 get compiled, and we will post them online for your viewing pleasure.
