The Realtor’s Lockbox and you

    lockboxI was an LAPD cop for over 22 years. In that time, I had seen a lot of improper security measures.

    The new BlueTooth Technology Lockboxes are the Bomb when it comes to giving people access to a home that is for sale.

    When it comes to safety and security our lockboxes surpass most intelligence.

    They are bluetooth enabled. The past lockboxes were able to be tricked.

    The Lockboxes we use today are not able to be accessed by just anyone. The person obtaining access must be a Licensed Realtor, member of a participating board of Realtors, in good standing, working for a Brokerage or under themselves as a Broker.

    They instantly let me know when, and who, opens up the key compartment of a lockbox we have installed on a listed home we have for sale.

    They are the bluetooth lockboxes(see photo) available for the SRAR, Southland Regional Association of Realtors, members.

    We get a text message with the agent’s name and company affiliation, at the moment the lockbox, is activated.

    This ensures those who have made appointments, scheduled showings, and those who have shown the property in question have had their traces recorded, in case something becomes an issue.

    The boxes should be placed at the home, condo or town-home outside of plain sight from the street,(that is an X cop thing). They should be put in a place that has very little traffic and where they cannot been seen from the curbside or street.

    Sometimes agents take it upon themselves to enter a property without obeying the showing instructions.

    Our new lockbox prevent this. In addition, to gain access to this lockbox, you need to have the app installed on your phone, as an agent, and there is only one install per device and per membership.

    No agent will lend out their phone to someone else so they can be free not to show the property in question.

    Additionally, the fine for this kind of action, giving your access tool to someone who is not a Realtor carries with it a $500.00 fine and additional penalties include removal from the Realtor Board.

    Our only instruction is that everyone has to use the lockbox when accessing the home, even if the person showing, is at home, unloading groceries or has the front door open.

    Make sure you Have every single realtor use the lockbox for access, even if they don’t use the keys inside.

    This way I’m able to keep track and to request feedback from those whom showed my sellers property.

    Be safe – and everyone should have one of our lockboxes at their home, even it those homes are tenant occupied! ┬áIt helps serve a greater purpose and keep the agent’s straight!
