The foreclosures for the Cities in the Santa Clarita Valley – Alerts say they are coming

    I did a Santa Clarita Real Estate and Foreclosure posting a few days ago where I stated that it has been quiet on the foreclosure release and activity front.  We had not seen much activity with our Santa Clarita Valley foreclosure alerts and market updates.  However, today that has seemingly changed. 

    You will be able to see that the cities in the Santa Clarita Valley including, Castaic, Canyon Country, Saugus, Stevenson Ranch, Newhall and Valencia are just booming with Foreclosures, Auctions, pre foreclosures and bank owned real estate.  If you want to search for the “active” foreclosures listings for the Entire Santa Clarita Valley click here.

    As we talk about with our real estate sellers in the Santa Clarita Valley, if you want to sell a home and walk away with as money as possible, the sooner the better.  It is not that we are attempting to pressure anyone – but the market is declining and will continue on the path of declination for some time to come.  Exactly how much time, no one knows.  But as long as there are Foreclosures hitting the resale market, Auctions being populated and sold at the court houses, and the Notice of Defaults being filed, Real Estate is still waiting for the healing stages.

    Moving back to the Buyers in this real estate market, the question is often asked of us, whether they should wait before they jump in and buy something.  Our response to that is by asking another question, “What is your price range?”  If they are at the top quartile – the top 25% of the most expensive homes on the market for sale, then absolutely.  However, if the real estate buyer is in the bottom quarter to the middle half of real estate in those price ranges, the time to jump in is now.

    The bottom of the real estate valuation spectrum is the area that will experience the most modest decreases with the bottom of the real estate market becoming closer to the reality.  There just isn’t much more that real estate will be able to decline in certain areas and within certain price ranges.  This could be due to a lack of distressed properties or it could be due to “attractiveness” of the area in question.

    Within a couple of the areas of the Santa Clarita Valley, we are approaching the 2002 and 2003 levels of what certain homes sold for when they were new.  Paris and I were looking with a client at the Bridgeport and Woodlands areas.  It is remarkable to see where the prices were at the height of the real estate market and where they are today.

    The Paris911 Team, Paris and I, have also been watching the ‘opening bids” of the properties being slotted for auction.  Some of those numbers equate to being solid investor’s dreams!

    Where does that leave you?  You need the best Santa Clarita Real Estate representation possible.  You want to work with those agents that are at the top of the real estate game.  You will also want to interview agents before deciding on which one will be the best for you and your real estate needs.
