    Tell me a little bit about vanishing real estate listings

    From time to time, we have clients that are searching online, on the other systems besides ours.

    Ours happens to be tied with the multiple listing service, owned and operated by the Southland regional Association of realtors. 

    That is governed by the California Association of realtors and the national Association of realtors. 

    In other words, you can trust the real estate information and data that is coming from one of ours Systems such as SCVnest.com.

    however, from time to time, they run into issues. These issues equate to finding listings online that are not actually for sale. 

    They also run in the listings that have been sold recently, but are still showing up as being active and for sale. 

    This doesn’t help our clients relationship with these other websites. But it does help solidify our relationship with our real estate clients. 

    There is a way for a real estate agent to take a listing that happens to be in escrow and make it appear active for a little while. 

    What they do is they will go in to the website, the Board of realtors, and they will switch it from being in escrow back to active. 

    Then they will watch the magic happen. The magic is the syndication websites grabbing that listing and publicizing it out for everybody to see. while Some with those companies my care that the listing is not truly active, they’re way too big to update very frequently. 

    Therefore you will be running into listings that have been switched to active and then back to their in escrow status. 

    Some may do this on purpose, some agents do this by mistake. While not every real estate agent should be painted with such a broad brush, there are some in the business that don’t pack that here to serve with in the real estate circles. 

    I know this because I used to see it even more frequently with a previous brokerage I am going to be with. Plus with my lapd background, I have a little bit more insight into these matters then the normal Joe citizen. 

    Make sure you are using a local real estate search system that is tied directly to the multiple listing service. Make sure you’re not giving up any of your personal information, unless it is do your real estate agent. Reach out to me when you’re ready.
