If someone is telling you something that is too good to be true, and they are a real estate agent, be careful.
We find that most people in the world have a great grasp of what is going on in a specific real estate community or within the Real Estate game. With the advent of Google and the other search engines – giving results in moments with any inquiry – Most buyers and sellers today are very knowledgeable.
Here are a few things you are going to want to ensure double and triple check:
- I’ll sell your home in a specific number of days – Make sure this is in writing and that you can live up to the terms of this contract
- I will buy your home if I don’t sell it – Make sure you are good with the price the agent is going to buy your home for. They would go broke if they were buying homes that were in the red all of the time. Be careful.
- Find out the terms in which this type of “sales contract” is nullified: It could be that if you don’t do “something” the listing contract and the terms the agent told you they’d live up to – are rendered null and void. Make sure you know what those “terms” are.
Why can’t real estate be simple? Why does it have to get all confusing when agents are trying to re-invent the wheel? They want to be the next best thing in the world to protect and support their sellers and buyers above everyone else. They want to do this in a better way than anyone that has come before them.
You know, there are ways in which to do this – but it’s not with clever sales techniques – it is by being trusted. Most agents assume that the seller or buyer should trust them right out of the chute. They say this is because they have all of the experience. They have all the knowledge. I say hog-wash. They may be lucky. It could be that some of the people that they have taken advantage of have not reported it. It could be that they live in a city with enough people that two of their different clients who were harmed will never cross paths. There could be a multitude of reasons they are successful. Being voted the BEST real estate agent in the Santa Clarita Valley for the past 18 years does not a great agent make. Who’s doing the voting? Who is counting the votes? Or is this another example of a clever marketing campaign gone viral?
