    The first thing you may have heard is that open houses don’t sell residential real estate. Whether you are speaking about Stevenson Ranch CA, Valencia CA, or anywhere in the world, statistically this is correct.

    Less than 1% of open houses sell the home that is being held open.

    Some talk about Broker’s Open Houses – Today’s real estate agent is getting the listing as soon as they hit the market. They are then previewing these listings within the first 12 hours.

    Brokers Open Houses don’t sell homes – the MLS does(to real estate agents), that is where the agents are looking and watching multiple times a day.

    Here is the BUT…

    We love open houses. They do a great job at showing our Santa Clarita and Valencia real estate sellers that we are working hard for them.

    We also love open houses because we typically procure other real estate listings, clients and connections with the locals in the neighborhood where the open house is being held.

    Plus, there is that “Six Degrees of Separation” thing you may have heard of. Where everyone on the planet is only separated from anyone else by 6 people. You could get into contact with anyone in the world by making 6 phone calls…

    Some Seller’s Pain Points

    Some of our sellers hate open houses. The last thing they want is their neighbors walking through their home seeing what they have got.

    They don’t like the idea of “anyone” being able to walk through their home.

    They feel as if some people that enter an open house may have sticky fingers.

    Or maybe some of the open house visitors are going to use the open house situation as a reason to case the joint for later thievery, or even worse…

    To Do or Not to Do, an open house – that is the question

    It’s personal. You need to have a seat and discuss it with everyone who will be impacted.

    Maybe it’s going to bring a negative element into your home.

    Maybe it will be the best thing you ever done, beating the odds and getting a buyer from your agent hosting an open house.
