Stevenson Ranch Homes and Condo’s market updates Prices down and PPSF up!

    For all of you that have been looking in the Stevenson Ranch community for a home, condo or town-home to buy, we had some relief with regard to sales prices this week.  During our Stevenson Ranch market updates we noticed that we had a down trend in median sales prices.  This is after an uptick in sales prices that has been with us for the past several months.  Over all we are higher in price than we were at this time last year, currently holding around $615,000 for a single family residence – non attached home.

    However, the interesting change came by way of us seeing an upward movement in price per square foot – up to $226.00. PPSF – Price per Square foot data.  While Days on the market for sale in Stevenson Ranch remained flat at 102 days, with no movement up or down, we did see 27% of the properties listed for sale, that eventually closed, had a price reduction from their listed “for sale” price.  That reduction for Stevenson Ranch home prices would indicate that buyers are carrying a bit of an advantage when purchasing.

    We watch this same trend with our very own Stevenson Ranch buyers, we get into escrow and ask for repairs to be completed after the home inspection phase.  If the ownership of the home is the Bank or a Standard (equity type) seller, they usually offer a credit for the repairs or a price reduction.  However, not in all cases and this should be approached by a strategic manner and not the “bull in a china closet” approach.  Ask your real estate professional about asking for repairs, credits and reductions when in escrow on a home.

    This data applies for the Stevenson Ranch single family residences with an average size of 3152 square feet.  We also observed the data reflected a median lot size of between 6501 and 8000 square feet.  4 bedrooms and 3 bathrooms was the median home BR and BA figures that were noted upon reflection of the Stevenson Ranch research.

    Yesterday, we completed our Valencia recon in a similar fashion.  Valencia CA showed an increase in median sales prices – which was a bit of a change from the past several weeks where the uptrend was hard to beat.  Read that Valencia CA update here.
