Special, under the table, incentives offered if specific offers are accepted on Real Estate

    The “under the table” thing should be a clue.  This is illegal right out of the chute.  It’s hard to prove and even harder to resist – by some.  I am glad for my code and probably the main reason I became a cop with the LAPD back in 1990.  I wasn’t trying to get back at those that had hurt me – My purpose in becoming LApD was to protect the meek from the predators in the world.

    Santa Clarita real estate agentsWe have a listing in Burbank CA.  We received 7 offers on this listing.  I received a phone call from both the secretary to the agent and the agent themselves.  They were talking about a special incentive.  This market is very hard today, I get that.  Heck, we have buyers that have the money ready to buy, but are not able to get what they want due to the constrictive inventory. I can really “get it” with regard to a lesser connected agent wanting to get their buyers offer accepted when the competition is high.

    Paris and I are plugged in extremely well amongst the other Top Producing Santa Clarita real estate agents.  We work well with others and don’t make too many waves.  There was a point in our past where we realized that others wanted to get our listings before they hit the market for sale.  We require that same allegiance to come from those other top producing agents when they get a new listing, sending it to us before it hits the market for sale – and they do.

    Our last 1/2 a dozen clients obtained their home’s this way.  We took them these properties before the home was on the market for sale.  It kind of like being invited to the VIP room at the Emmy’s.  However, these relationships between ourselves, our Paris911 Team and the other Top Producing agents in the SCV has to be maintained.  It has to be coddled, cared for, reverenced, and loved in order to continue to keep paying off for our clients.

    We do this so we don’t have to break the law with regard to our clients and offering “special incentives” so the other agent can look the other way when having their seller review offers.  In fact, outright lie to their Seller and tell them there are “wrongs” with the offers submitted or tell then there was only one offer received…  No matter the method – the agent has to bend themselves against the truth at some point.

    Be Safe – work with only Well Connected Santa Clarita realtors and agents.  Make sure they keep you in the loop regarding how they are looking and searching and re-conning your dream home.
