    Sometimes It’s hard to be humble – especially when talking to potential Santa Clarita real estate sellers

    Today’s post comes about from one of my Listing Appointments today.

    I had this particular listing appointment on the books since last week.  The nexus was when someone wanted to know what their Valencia home was valued at.

    I responded accordingly – sent them the information and let them know that I was ready, willing and able to be interviewed about being their Listing Agent for their Valencia Home.We List and Sell Santa Clarita Valley homes

    Mrs. Braun (used with permission) :), was very nice, her and her husband had me over and were clear on what they wanted.

    However, they were a bit taken back when I explained the market and why their home wouldn’t sell for the amount they wanted.

    In fact, they were not told that by any other real estate agent that came before me.  Apparently, they weren’t told that by any other Santa Clarita real estate agent that came after me either 🙂

    When you have real estate agents that are “buying your listing”, meaning they are telling you they can get more $$$ for your home than the other agents you interviewed, you need to explore their “why”.

    Are they just telling you that because they want to secure your listing on contract and beat you into reducing your price, potentially chasing the market and ending up looking desperate by the multitude of buyers in the market?

    Or – Are they giving you the True Number and know something that Market Data does not reflect in the housing prices and trends.

    If they are wanting to take a “chance” with the home that you want to sell, watch out.  Make sure all of those Santa Clarita real estate experts show you “apples to apples” properties that have closed within the last 6 months.

    Then have them check on the financing used and also have them find out what types of “sales” they were.  Were they distressed in some way?  Were they Standard Sales, driven by a Sellers Equity?  Who were the buyers, Executives, Families, folks relocating to work at Disney in Santa Clarita CA?

    Information like the aforementioned can be invaluable.

    Just make for certain that you have not had your home “bought” by a real estate agent because they said they’d get you more than their competition.

    Get the facts and they will serve you well.
