Some Santa Clarita Foreclosure Inventory – rumors about Fannie and Freddie

    Have you heard the news?  I thought everybody had heard?  “The Bird is the Word…” – If you cannot get that song out of your head, I’m truly sorry.  If you remember “Surfin’ Bird”, then you have been through a couple of Distressed real estate markets.  Watch this Family Guy spoof with Peter singing this song – it will really get into your head 🙂

    In real estate, in the Santa Clarita Valley and Elsewhere, a “Normal” real estate market consists of about 1% of Bank Owned (Real estate owned) inventory.  That is far from the case today in the Cities that compose the Santa Clarita Valley.Santa clarita NOD

    However, it is not what it used to be.  Roll back the clock a few years, we had gobs of Foreclosure Inventory.  In fact, we had foreclosure sitting on the market, not selling, for time frames exceeding 90 days – and that was routine.

    Today we have long Days of Market, but that applies mainly to Short Sales.  In these cases, the agents are not changing the status of their sellers short sale listings from being “Active” to back up or pending.  The main reason for this is to keep these listings showing as “really for sale” on the real estate for sale websites.  That way, they can get more leads and maximize their exposure.

    Is that the right thing to do, absolutely not.  But, even in the Police World – we had somewhere in the neighborhood of 8-10% of those that should never have been cops.  The same exists in Real Estate.  Deceit you know 🙂

    The word on the Street is Fannie Mae and Freddie Mac are going to bulk sale their Foreclosure Inventory.  That could mean that the real estate market will further depress.  That “Controlled release” we have been experiencing today, the one that is causing a severe lack in Foreclosure and Bank Owned inventory, would be stopped cold.  If Bulk Buyers, those that have Millions of Dollars in liquid form, got their hands on 100’s of Distressed properties, they won’t be so concerned about driving down prices.  Heck, they are buying properties at 40-65 cents on the dollar.  They want to turn a profit, it may turn into a free for all and longer Days on Market Times.

    Keep watching our Foreclosure Updates.  Apparently the Fannie and Freddie story is somewhat “off radar” and not being publicized much.
