My take on investors over owner occupied buyers
Both Paris and I get called by real estate “investors” that are considering utilizing us to help them in the procurement of a bank owned or distressed property.
However, these “investors” are not going to be living in the property and, most likely, they will either rent it and hold or flip it immediately (after rehabbing).
Some agents see no problem with this from a client representation standpoint. However, while I’m all for people making coin from real estate, I do believe the first shot should always go to the owner occupant buyer.
(BTW, this does not make me popular with the big money of the world – fyi)

Maybe so citizen, but what about the person that wants to “live” in a home to take advantages of the great breaks afforded via Taxes when purchasing residential real estate with a mortgage loan?
What about those people that have been beaten up by “higher prices” and not being able to compete with the “Big Corporate Cash Buyers?”
Does anyone care about them? We do and they are always taken first when it comes to representing our clients with any for sale property type. Including the foreclosures, bank owned, pre foreclosures and short sales. Call me silly, but I actually care about people.
Investors and corporate buyers, while my contact is a person, they are not representing themselves. They are representing a bunch of people that have no face and are only showing up in the form of “Benjamin’s”.
Hey – I’m all of the little guy. I’m all for the “owner occupant buyer” getting first dibs on all of the distressed real estate listings for sale!
When it comes to buying a foreclosure or a Real Estate Owned home, you will need someone that can convince the bank to have a paradigm shift to start thinking in the “owner occupant” advantage way!
We do that quite well, when we scribe offers for our owner occupant buyers, we include various items, besides the contracts, that tips off the bank representative as to who the “owner occupant” will be and a little bit about them.
They are able to use this information with their management to help our client get the property over and above any “corporate investor” competition.
