When it comes to listing and selling residential real estate, there are some local Santa Clarita real estate companies that are listing real estate at a 2 to 1 radio between their company and others.
They want to know the commission, they are going to be paying to the agent they are hiring to sell their home, is going to pay off and be the best use of their equity.
Some Real Estate agents employ a “Sell your home Guaranteed” campaign.
Which, on the surface states that if they are unable to sell your home in a prescribed time frame, they will buy it. Some other similar programs state they will give you money if they cannot sell your home.
Both sound wonderful and are a “no brainer” when it comes to selling a home.
However, let me move away from the “surface” and let’s look at the “small print”.
How can a real estate agent promise to buy your home at the price you designate if they cannot sell it? They can’t. Key phrase: “Price you designate”. They price the home.
How can a real estate predict a fall in buyer activity and home prices? They can’t. Mandatory price reductions are built into the contracts you will be signing, read the small print!
How many homes has the agent with this program bought or gave money to as a result of the Sellers Guarantee being enforced? “I’d venture to say ZERO!”
That is one of the questions I’d ask. I’d also ask how the agent is going to determine their price strategy and if the “guarantee” is going to influence the amount they list my home for. It maybe the case they are going to undercut the market 5-15% in order to get an offer quickly so they don’t have to worry about the “Guarantee” they offered?
Either way – if you like the realtor, you like the guaranteed program, or someone that does not offer such a program, just make sure you read everything you are signing. Make sure you are well protected, and make sure you are interviewing multiple realtors before choosing one.
