If you are selling your home make yourselves absent

When we have buyers of real estate venturing out with us and into open houses and other types of real estate for sale, and find the seller at home, it is weird.

Not weird from the vantage point that we are going to be jumping on their beds. But strange because it’s hard to talk freely.

As a Realtor, and as a Team Leader training our Paris911 Team of Realtors, I educate my clients on what my discerning eyes see when viewing real estate listings.

I want to see what types of “issues” a home has from my trained visual component. I want to smell and announce what scents I pick up that may create issues for the buyers. Mold, urine, pets, cover up smells, etc.

Showings of real estate are best when sellers are absent.  Potential buyers like feeling free to roam your home and when you are there they may feel inhibited and cut their visit short.

Some people even feel inhibited to have a home seller looking over their shoulders during showings.

The reality of real estate searching is that would-be buyers like to envision themselves living in your home.  This is so much easier when they feel comfortable sitting on the couch, walking through the bedrooms and opening closet doors.

While many home sellers feel their presence could be helpful more often than not it works as a deterrent, cutting showings short. Eliminate the urge to stay home and plan to be somewhere else, regardless of how inconvenient it may be.

Real Estate Sellers, who feel uncomfortable having strangers walk through their homes, need to come to terms with the fact that it is a necessary step in the process.

You, as a real estate seller, have a right to be in your home but it may be wiser to insist that your REALTOR® be there instead.  Real estate is all about feelings and you want people to feel comfortable in your home.

    Paris and Connor MacIvor

Connor and Paris MacIvor are in the Top 1% of Realtors Nationwide, starting their real estate business in 1998 with RE/MAX Gateway - Santa Clarita Valley and Valencia CA. Their becoming licensed real estate consultants and representatives came from the horrible experience they had when they bought their first home. There were many things that the agent they had hired did not explain and disclose, which per law he should have. Getting that agent on the phone after they closed escrow and after he had gotten paid was impossible. Paris and Connor called the broker, the board of realtors, the office manager and all they received was the promise of a phone call back. The remedy did come, but not as fast and in the way they wanted. That act - that bad agent was the reason why Paris and Connor became Realtors. That was all they needed to vow to never let the same fate befall anyone else, that befell them. Today Connor and Paris are focused on client service. Protection and top-shelf service with regard to their real estate clientele. They primarily work within the Santa Clarita Valley and Valencia CA. However, for a referral, where 80+ of their business is referrals they have License and Will Travel to other parts of Ventura County, Los Angeles County, and Orange County to handle real estate transactions for those who trust their real estate operation.
