    During the past 24 hours, you can see the Santa Clarita housing world has been busy.

    To give you some perspective – we typically don’t have 17 new listings hit the for sale market in a 24 hour time span.

    It’s usually much less.

    We see that 4 listings have also had their prices changed – More about those on This Friday’s Broadcast on our real estate radio show.

    BOM – Back on Market, those listings that have fallen out of escrow’s graces. They are now for sale again, to their seller’s dismay.

    High pressure sales rant:

    Ah, the marketing tactics of the 80’s and 90’s, when people would force you to give up your phone number and you’d be added to one list after Santa Clarita realtors another.

    Getting pre recorded messages or the local paper wanting you to subscribe.

    I remember one week when my dad got 12 calls in a 5 day period from the local paper, wanting him to subscribe.

    He was livid – they would call early on Saturday and Sunday – then after he arrived home from work, while he was unwinding in his favorite chair with a cold beer and a smoke…

    The problem was we already had a subscription to the paper 🙁

    Spamming for dollars

    Today Santa Clarita real estate agents are scurrying to get a deal. Wanting to find a client, looking for the next best thing that will allow them to find those wanting to buy and or sell real estate.

    The problem is they are using the same tactics that we have seen prominently used in the past.

    Back in the “old days” of shopping, to get information about a car, you had to go to the dealer.

    To get information about real estate, you had to visit a realtor.

    Today, you don’t have to visit to go to anyone. You are able to ask Google, and Google will respond.

    Buyers contact much later in the sales cycle

    You will see that some “sales people” get it when it comes to giving up all answers to the questions pertaining to their craft and industry.

    Those are who you need to attach your trailer to!

    Welcome to our Santa Clarita real estate radio show. We had a wonderful show yesterday on our Market Monday’s broadcast.

    We spoke about the local Santa Clarita real estate housing market and uploaded a video with the radio show audio attached on YouTube.

    The local real estate market is not performing in a “world series winning way”, to say the least. In fact, one would not know the holidays are over, from the recent “non exciting” trends in Santa Clarita real estate.

    No Registration Required

    Don't have to register to searchThe reason for the preamble for this posting is simple. Requiring registration at any point to search for real estate and homes, is the “old way” of doing things.

    It’s the high pressure way. It’s the “Give me something first before I give you anything”, way.

    For the majority of people, it’s the “I ain’t going to do it”, way!

    We decided a long time ago to keep all of our internet search tools unlocked. We wanted to make sure that those searching for real estate did not have to give up their anonymity.

    Search for 1 property, search for a 1000. It does not matter.

    There are only two reasons you may desire to register.

    1. To have the new listings, fitting your criteria, emailed to you directly from the Local Boards of Realtors Multiple Listing Service.

    2. To send me the listings you want more information about or those you want to see.

    That’s it. While you will see that most have registration required at some point, maybe after you view 3 homes or want to see interior photos, we do not and never will!

    In the real estate news:

    This week the low interest rates are getting all of the attention.how much is the interest rate this week

    While we are not seeing Sub 3.5 rates for 30 year fixed loans – we are getting pretty darn close. And if you want to buy down your rate, you could be even lower than 3.5% interest rate.

    Two other products that are going to do a good job kicking off the movement of more condo and townhome sales in the Santa Clarita Valley are the 3% down Fannie and Freddie Products.

    They are starting to be “tested” on some of the local Condo and townhome developments that are not allowing FHA Financing.

    Time will tell whether or not these are going to be the bees knees or not.

    Shopping for a mortgage rate as you would a realtor? – You should.

    Don’t take anyone’s word that those they are pointing you to are those you should be using.

    You have to make up your own mind and not all lenders/realtors are created equally.

    Some work harder than others and some will not throw you under the bus, no matter what.

    “Connor, how is it I’m seeing a listing on Zillow that says active and my agent told me it has been sold a long time ago?”

    Great question.

    There could be a couple of items at play here.

    First, Zillow is attempting to go directly to the Broker Level to procure the listings to publish on their website.

    This means they are bypassing the local Multiple Listing Service.

    It could mean faster uploading of the listings, in some cases.

    However, for the most part, they are just now starting to change the game. They are currently behind when it comes to the uploading of real estate listings.

    It could also be that the listing did sell, but they are keeping it active to attract new “registrants” on their system.

    They will be selling your personal information in the form of a lead to the agents on their system willing to pay for it.

    If they indeed pulled this listing from the broker level, they may have it at the same time as your Realtor.

    Ask them, your agent, to inquire again and to do a search, not only by MLS number but also by address.

    Sometimes the “out of area” agents MLS does not feed “cleanly” into the local Board’s data base.
