Saving is regarded in a monetary way, in a emotional way, in a harmful type of way – We want to protect our clients and “save” them on all the different levels.
Real Estate transactions are complicated. In California a finished typical file for a single transaction, where the agent is only representing a buyer or seller is typically over 1″ thick. Those are just the documents required in a residential real estate transaction. Pieces of paper stacked on top of one another without any fluff in between.
If the seller is being represented by the same agent and you can more than double it. If you have multiple parties to the transaction, that can also increase it again.
With that many contracts, documents, disclosures and other items, it can be overwhelming to any person, let alone someone who has a “monetary/emotional” interest.
We we set out to become Real Estate agents, I had something in mind that most agents don’t have. Both Paris and I had just come out of a bad dealing with the agent we chose to represent us when we bought out first home as non licensed folk.
Our pain was because of our agent’s failure to disclose pertinent facts. Facts about a relationship he had with the Seller. Facts pertaining to the seller being a licensed realtor. Facts related to our agent having managed the property we were buying while it was a rental. And Facts regarding the dismal status of the plumbing, the main and the fact he had plumbers at the home the day before the inspection, clearing out the main so it would not be blocked by tree roots. This act was so the home inspection would not find issues with the plumbing and so that we could not ask for it to be remedied or repaired.
This was the reason why we got into real estate in the first place and the decision was the “right” one.
