Saving A Santa Clarita Real Estate Deal

    Santa Clarita top agents

Watching as our sellers encounter issues with buyers is not as commonplace as when we were new in real estate back in 1998. However, back then, things were quite a bit different and real estate was much more about “who you knew” than “what”.

Today, “what” is definitely the “last word” when it comes to real estate representation.  Explaining what a Santa Clarita real estate seller can expect when it comes to a buyer wanting to purchase their home – before it happens – is where the BEST Santa Clarita realtors shine above the rest!  Explaining all of the potential “land mines” when dealing with offers.  Creating a need for the “double apping” of all buyers with a “alternate” lender to ensure their ability to obtain a loan.

Saving a real estate deal has become more and more commonplace in today’s market. Real estate deals are falling apart more and more frequently and one of the biggest reasons is financing. Money is harder to get these days and because of this the approval process takes much longer to achieve.

Buyers should know that having all of their ducks in a row is more important than ever, as is getting pre-qualified for a loan. Having all of your documents ready is the key to being organized for the finance process. Another important ingredient? Patience. Decisions take longer and there may be times when you are ready to throw in the towel but if you can remain patient the chances are pretty good that your deal will come through eventually.

Sellers should be aware that a cash deal could often be their best deal. If timing is important taking a deal for less money but a faster closing with cash just might fit the bill. Otherwise you run the risk of a drawn out deal as the buyer awaits approval, or worse, a deal could fall apart because a lender backs out.

Real estate deals may be trickier, but they are not impossible. Sometimes the hardest thing is sticking it out. Just remember, if you do play the waiting game it could very well turn out in your favor!

Our sellers are thankful for the knowledge we impart to them with regard to the “critical” facets of each and every real estate dealing from our past.  If it has happened – we probably have experienced it.  That is where the true “value” exists…  In the Wisdom of your chosen real estate professional.

    Paris and Connor MacIvor

Connor and Paris MacIvor are in the Top 1% of Realtors Nationwide, starting their real estate business in 1998 with RE/MAX Gateway - Santa Clarita Valley and Valencia CA. Their becoming licensed real estate consultants and representatives came from the horrible experience they had when they bought their first home. There were many things that the agent they had hired did not explain and disclose, which per law he should have. Getting that agent on the phone after they closed escrow and after he had gotten paid was impossible. Paris and Connor called the broker, the board of realtors, the office manager and all they received was the promise of a phone call back. The remedy did come, but not as fast and in the way they wanted. That act - that bad agent was the reason why Paris and Connor became Realtors. That was all they needed to vow to never let the same fate befall anyone else, that befell them. Today Connor and Paris are focused on client service. Protection and top-shelf service with regard to their real estate clientele. They primarily work within the Santa Clarita Valley and Valencia CA. However, for a referral, where 80+ of their business is referrals they have License and Will Travel to other parts of Ventura County, Los Angeles County, and Orange County to handle real estate transactions for those who trust their real estate operation. Writing on their Real Estate Blog is a passion. is where you will find over 10,000 real estate articles. Go to to listen to their latest real estate radio broadcast.
