Santa Clarita Valley real estate and housing weekly report for the week of February 25, 2013

Welcome to the Santa Clarita valley real estate reports brought to you by The Paris911 Team at REMAX.

Looking through the cities within the Santa Clarita Valley – we are finding that prices are continuing to rise because of the lacking inventory.

We have also seen as many of our local Santa Clarita real estate buyers have having us represent them at the New Housing and with the New home builders.

Our agents accompany new home construction clients to the site for the drawings that are held, so they can secure the Santa Clarita new homesresidence of their dreams.

If you are wondering why you want one of our agents to represent you when it comes to new homes in the Santa Clarita Valley cities – We have posted some information about new housing that you may not have known.

You can also search for all of the home tracts – reach out to us for a new Home Tour – Santa Clarita Valley – Ventura County and Los Angeles County.

With the lacking re-sale inventory, new housing is starting to make more and more sense to most buyers in the world.  However, there are important items that you must be made aware of.  One of those is regarding “Mello Roos”.  This Special Assessment Tax was started back in the day when Stevenson Ranch was first starting to be built.

It is a special tax that is paid by the home owners.  It can equate to having to pay double the amount of the typical property taxes in LA county – which is 1.25%.  Some of the new homes carry over $500.00 a month in this special assessment fee.

That is one of the very important reasons why you need to be working with real estate agents that know the new housing tracts in the SCV inside and out.  In fact, the last two Buyers Agents that the Paris911 Team hired came from the New Home Builders.

They each have sold New Homes for many of the major builders in the Santa Clarita Valley – that was our intension.

It’s kind of like hiring a CPA that used to work full time for the IRS – that insider knowledge is more valuable than hitting the books.

Here are the compiled real estate market and housing reports or the Santa Clarita valley cities.

The first report is going to give you the individual cities within the Santa Clarita Valley and intel about the condo’s and town-home community.

The Second Santa Clarita housing market update report is all about single family residences for each of the major cities within the Santa Clarita Valley.

In closing, if you want to get your own reports, go to the Top Santa Clarita real estate website and type the word “reports” into the macBoX.  You can get our Housing Market reports by email – delivered each and every week to your inbox.

    Paris and Connor MacIvor

Connor and Paris MacIvor are in the Top 1% of Realtors Nationwide, starting their real estate business in 1998 with RE/MAX Gateway - Santa Clarita Valley and Valencia CA. Their becoming licensed real estate consultants and representatives came from the horrible experience they had when they bought their first home. There were many things that the agent they had hired did not explain and disclose, which per law he should have. Getting that agent on the phone after they closed escrow and after he had gotten paid was impossible. Paris and Connor called the broker, the board of realtors, the office manager and all they received was the promise of a phone call back. The remedy did come, but not as fast and in the way they wanted. That act - that bad agent was the reason why Paris and Connor became Realtors. That was all they needed to vow to never let the same fate befall anyone else, that befell them. Today Connor and Paris are focused on client service. Protection and top-shelf service with regard to their real estate clientele. They primarily work within the Santa Clarita Valley and Valencia CA. However, for a referral, where 80+ of their business is referrals they have License and Will Travel to other parts of Ventura County, Los Angeles County, and Orange County to handle real estate transactions for those who trust their real estate operation. Writing on their Real Estate Blog is a passion. is where you will find over 10,000 real estate articles. Go to to listen to their latest real estate radio broadcast.
