22 Properties are currently on the market for sale in the Santa Clarita Valley – Including Acton, Agua Dulce, Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch, and Valencia – that are actual Bank Owned foreclosures.
22 Active REO listings in the SCV. Not much – I remember when we had hundreds of REO’s on the market for sale. The banks were praying to get their list price. In most cases, they did not. 2-6% less than asking price was the rule.
Today, the market is much different. People that are buying reo’s and foreclosures are exceeding list price. The interesting thing is it’s not just the “frustrated Owner Occupant” buyer. It’s the investor or those agents that represent investors.
I am not sure where they are getting their “numbers” from – but we see that REO”s are exceeding their listing prices by that same 2-6% figure I spoke about when the market was declining.
It’s very hard today for the “owner occupant” to go up against a cash or conventional investor buyer. That is one of the nice things about HUD – during the opening process with an HUD Foreclosure, they have a certain time frame where investors must stay away.
They want their foreclosures to sell to the “owner occupant” types of home buyers in the Santa Clarita Valley and elsewhere.
That is a nice touch to the distressed real estate market.
Their systems are on-line. When we have a HUD property that we are going to write an offer on – We do so for our clients but also mandate we get a regular buyers contact filled out too. That way the numbers are able to be seen on paper and the buyer can digest and take their home purchase seriously.
Plus, when our offer is approved and accepted by the bank, they are going to need that documentation anyway. If the buyer is unavailable to get it done at that time of being accepted, within the 48 hours, – they will lose the property we scored for them.
Typically there is a certain amount of time on these properties also to enter offers. They usually give anywhere from 5 to 8 days with 7 being the norm. That gives those that are searching for a home to buy time to get inside and take a look to make sure it is what they want.
