    Santa Clarita Travel Tuesdays Recap for Real Estate 2015.027

    Good day – it’s the 27th day of the year(2015) and next week is February – that is hard to believe.

    Today on our Travel Tuesdays Broadcast, we went to google and typed in REMAX of Santa Clarita and in another search REMAX of Valencia. I’ll tell you what I found and what I think.

    Before that, if you don’t know. I’m Connor MacIvor With REMAX of Valencia and REMAX of Santa Clarita’s Paris911 Team of Residential Realtors.

    Our main offices are located at 25101 The Old Road, Santa Clarita CA, 91381. If you have been to the Santa Clarita Valley before, or if you frequent our fair city, you will know our offices are off of the 5 freeway between Lyons and Calgrove Blvd on the west side.  Our REMAX offices are visible from either side of the freeway and is located on the street that runs parallel to the 5 freeway on the west side, “The Old Road”.

    Heading directly into the real estate data, before we cover our Travel Tuesdays intel for Santa Clarita real estate, we see that during the past 7 days in the local real estate venue we have been tracking 102 new real estate listings that have hit the local market for sale.

    You can go to our Main Santa Clarita real estate website, paris911.com,  and type into the macBoX at the top of the screen the word:  New  – and you will see the most recent Santa Clarita homes that have just been listed for sale.

    We have had 55 real estate listings that have experienced price changes. It is not the case will all price changes that they are reductions in nature. In some cases, as we observed about three weeks ago, a majority of the “price changes” in the Santa Clarita Valley Cities were price increases.

    At that time, I thought that very strange and something that does not happen often when we have a local real estate market that is experiencing a longer days on market time frame. Meaning, it’s taking more time to sell the local real estate listings in the Santa Clarita Valley.

    We have 27 properties that have Bom’d. These listings did not explode, no – they entered the “for sale” status once again after being in escrow.

    Some properties start off well. Buyers are happy, then all of a sudden the buyers are not happy. It could be that a real estate buyers lost their job. Maybe the real estate buyer was laid off or had gotten sick. No matter what the reason, this for sale home that was in escrow had been cancelled and is back on the market for sale.

    Tip:  Make sure before you cancel escrow and move on – you check with your realtor to ensure you are going to get your “whole” deposit back. Sometimes, escrow companies like to hold onto some of a buyers deposit for “services rendered”. For me this is not kosher and is the reason we do not want any of our clients to sign anything that is mailed them before we have had a chance to look at it!

    Travel Tuesdays Show and Broadcast

    Today we are going to do some googling together. We are going to google the most successful real estate brand in the Santa Clarita Valley.

    This BRAND is the one where Paris and I happen to be working. REMAX of Santa Clarita and REMAX of Valencia.

    If you are “logged” into your or a google account, your results may vary – but for our search today, I’m going to make sure the ‘non personal’ results are being displayed.

    This is the exact phrase I typed into the google search engine. Without capitals and from my iPad.

    On the top of the screen you will see a map with some map markers in red. The first result is the Main REMAX of Valencia CA website. The just below that on the Local Places Businesses – is our REMAX of Santa Clarita Website.

    You will see it has our office address, 25101 The Old Road, Stevenson Ranch, CA and the phone (661)284-5429.

    Just below that result – you will see our REMAX of Valencia CA Website and our satellite location at 27720 Dickason Drive, Valencia CA and the phone of (661)284-5427.

    This is where the magic happens – when you look to the organic results – those under the sponsored ads and those below the “local business pages”, you will see we are the third result. Only to be preceded by the Main REMAX of Valencia site and the REMAX.com corporate website.

    When running this search phrase in Google – you will see that the REMAX of Valencia CA site comes up first. Followed by our REMAX of Valencia CA website coming up first.

    After our REMAX of Valencia website, then you will see our REMAX of Santa Clarita Website.

    These results are not mentioning the “other” paris911 team sites that are also populating page one within the organic search results.

    It’s good to have placement like this due to our real estate buyers and sellers being able to take full advantage of our exposure within our REMAX Brand.

    Email Question from Todd

    “When wanting to hire a real estate agent, does the company they work for matter and should I apply it to the decision making process?”

    I would say absolutely “YES”! When wanting to hire a realtor, their company does make quite a difference.

    The company they saddle with shows a bit about who they are and gives a small glimpse into their character(in most cases).

    However, on the other side of the coin, those agents should not be relying 100% on their company when pitching you about whether you should use them or not.

    They should be those that are “movers and shakers” in their own right. They should not only speak about the brand but about what they are going to do when representing people with selling or buying real estate.

    Remember – the agent is not only as good as the company that they work with. They also need to be “good” in their own right.

    Tomorrow’s real estate radio show

    Foreclosure Hump Day real estate broadcast. We will cover the local foreclosure markets and the local distressed real estate inventory. In the Santa Clarita Valley, at least during the past shows, we have been lacking in the realm of distressed and bank owned real estate being on the “for sale” market.

    However, there is not as much “lack” when it comes to the bank owned, pre foreclosure and listings headed for the Auction Blog that exist in the Santa Clarita Valley Cities
