    Are these listings for sale?

    The listings below this text, on this page, are one of three things.

    They could be bank owned, Pre Foreclosures or headed to auction.

    Some of the pre foreclosures may be for sale – however, that needs to be determined by a distressed property expert. – a DPE.

    Bank Owned

    Owned by Banks – also known as REO – Real Estate Owned listings.  These are loans that were able to be maintained by the person who borrowed the money to buy the house in the first place.

    Pre Foreclosures

    Properties that have had a NOD – notice of default, filed on them.  The NOD filing is with the court – putting the court, the bank and homeowner of the bank’s intention of taking back the home they lend money on and the one someone is not paying on – back.

    When the bank seizes the property – it is considered “Bank owned” or “Real Estate Owned (reo)”.

    NOD”s are typically filed after 90 days of missed payments.  In some cases it could be more and in some cases, it could be less.

    Auctions

    Properties that have turned into a bank owned or have concluded the Foreclosure process can sell at auction.

    In our neck fo the woods – We have the Home Auction in Norwalk and the other in Pomona.

    It’s kind of like “storage wars”, lots of characters and fast paced bidding.  If you go often enough, you will even see people that are wearing “larger than normal” sunglasses.
