This week, as with every week, Monday we just completed our latest real estate show. On Monday we did it in YouTube Fashion. We then took the audio component and stripped that out to be publicized on our local Santa Clarita news and realty radio.
During this past week, including today, we see the local Santa Clarita real estate market very flat. There has been very few additions to the latest inventory and our absorption rate is about even throughout the SCV Cities. We are adding about the same amount of inventory we are selling.
Looking at the “total homes and real estate listings” for sale makes me a bit sad. This is because some of the large real estate syndication websites want to trick you.
When asking about the Santa Clarita real estate listings on Google I find a large real estate syndication website actually failing the test. They state as of today, there are 706 homes for sale in Santa clarita. They offer you to view listing photos, review sales history of the Santa Clarita Homes and they also will allow you to use their “detailed” real estate filters to find the right place. How can they do that if they don’t have boots on the ground?
This is what I have being reported by the actual multiple listing service as of the same time I ran the same search on Google. 545 active real estate listings currently in the Santa Clarita Valley Cities. Those listings are what are currently for sale and active status. As per my query.
When you include those listings that are in backup status, which I am able to give the benefit of the doubt for – that adds 184 to the mix. 545 + 184 = 729
However, while those number are not too far off, the point is they are off. In this scenario, you are missing 23 real estate listings that are on the market in the Santa Clarita Valley Cities.
It maybe because they are not getting the real estate multiple listing service feed directly from the Board of Realtors, as we are. However, I should let you know in order for us to do that we have to be licensed realtors working for a licensed real estate brokerage. We have to be full members of the California Association of Realtors and the National Association of Realtors, plus the local board – the Southland Regional Association of Realtors (the SRAR).
