We had some intel this AM where some of the agents hosting open houses are saying the only that home can be purchased by the visiting buyer is through them.
Sometimes, that is not true. In fact, in today’s current real estate market, this is mostly not true.
There are a couple things that have to happen. First – that listing has to be under Exclusive Agency. Stating that the listing agent is the only one that the seller is allowing to bring forward a buyer.
Second – that listing could not be on the market and the seller could be doing a “test” with the realtor. But – that creates issues and is not a legit way of selling property. Most Boards of Realtors would find or suspend the agent for such an action.
How can you know for sure? You hire your own representative when buying real estate and they will give you the scoop.
Only work with professional Realtors and make sure they are giving good advice you can verify elsewhere.
If they are saying that today is the BEST day to Buy a Santa Clarita Home, find out their reasoining.
Have them produce facts for you that you can verify elsewhere. Here is an example, then I will discontinue preaching.
“If you have a real estate agent telling you that today is the best time to sell a home -they should be able to produce a verifiable source with factual data supporting such a claim.”
With regard to buying and selling decisions for real estate – We have hired an independent research firm that provides this very data for our clients.
The reason we went with the expense of hiring a “independent” real estate data research firm is so we could never be accused of the “manipulation of real estate data”.
Some agents manipulate the numbers to influence buying or selling decisions related to real estate buyers and sellers. (shame on those agents)
