We we attend For Sale by Owner homes in the Santa Clarita Valley, we usually find the main reason came down to the prices associated with Commission Costs. Some will choose to employ the services of a discount real estate company that will place the home, condo or town-home on the Multiple Listing Service only. However, in that case, there would still be a commission offered to represent the Home Owner/Seller.

Let’s Talk Legal Issues. We had a client that we sold their Agua Dulce Home a couple of years ago. He was retiring from the PD and headed to Oklahoma where his family was waiting his arrival. He had his sights on a home in Oklahoma and we needed to have both properties, the sale of his home in California, close at the same time (concurrently) as the home he was buying in Oklahoma. No offence against the Real Estate procedures in Oklahoma – but do you know there were only three pieces of paper he needed to sign to buy it? I thought this was flabbergasting – Because if you see how many pieces of paper you need to sign to buy or sell a home in CA, – NOT TO MENTION SELL – WHETHER YOU DO IT YOURSELF OR WITH AN QUALIFIED REAL ESTATE PROFESSIONAL – Each disclosure, contract and addendum in California originated out of a Law-Suit or was established by the Code of Ethics by the National Association of Realtors.
Agents Deal with Escrow, Title, Pest Inspection, Requests for Repairs, and much more, not to mention every single real estate transaction is covered by Insurance and a Team of Legal professionals that not only protect the principal (the seller or buyer of a home), but the Real Estate company as well. I don’t like Insurance necessarily – Until I need it. Then I wish I would of had more coverage.
Advertising is HUGE – Exposure to the “right” buyers is MONSTROUS – Protection is PRICELESS!
It does give Value for you to hire a professional when you are talking about selling one of the biggest, if not the biggest, investments of your Life!
