    Santa Clarita open houses being held on the day before Christmas Eve 2012

    With the inventory being so constrictive, how do you know if the open house, you may be visiting below, is truly for sale?

    I know that most would think if the agent is going to the trouble of hosting the house as being open, it has got to be for sale.  However, that is pretty far from the truth.  In fact, some houses that are being hosted below, via the local Real estate agent’s Multiple Listing service, are within contract.

    • Within Contract means there is an accepted offer between the seller of the home and a buyer.
    • That also means, that potentially, there has been a home inspection conducted by the buyer and an appraisal paid for. find open houses in Santa Clarita CA
    • This is going to depend on what type of real estate the home is being sold as.

    It may be that the home, condo or town-home is a short sale.

    • The short sale seller has experienced some type of life changing event and needs to get out from under their home.
    • Those types of sales can take months to negotiate – however, they can also be “in Contract” for all that time.
    • Sometimes the agents, hungry for additional buyers/sellers, will host these homes open when there is no chance of the current buyer defaulting.

    If the home is a standard sale, they too can be in contract with a buyer.

    • However that buyer may seem a bit shaky.
    • Therefore, they are using that for the reason of hosting an open house.

    The Santa Clarita open house may not be held by the agent that has the listing.  It could be that another agent, someone not related to the listing agent, called them as asked them if they could hold the home they have for sale as an open house.  Sometimes, the listing agents don’t care, especially if the home is vacant.  This could also be being done as a way of paying back “favors” between real estate agents.

    There are three distinct statuses with regard to homes being marketed in real estate within the Boards of Realtors.

    • You have Active: Homes that are not under contract.
    • You then have Back-up: Homes that have a signed offer between a buyer and seller of real estate. With Back up – the home still shows completely “active and for sale” on most of the real estate syndication websites(agents know this).
    • Finally, you have “Pending“:  This status is not showing as active on the Good Real Estate syndication websites.  There is an offer that has been executed between the buyer and seller.  The pending status is used when there is very little or no chance that the real estate buyer will default.

    The bottom line when visiting open houses is to know what you are going into.  Run the properties you are going to view with our Google custom real estate search by address to ascertain the true status of the home, condo or town-home being held open.  If the home is active or in back up status – they might be worth visiting.  If the home is not showing up on the system or if the home is pending or sold – don’t waste your time.
