I have sold a lot of new housing directly from the home builder to our clients. It always amazes me to find out what additional discounts and incentives that can be my clients just by asking.
However, the question needs to be asked in the right light and in the right way. Plus, there are other questions that need to be asked while the new home negotiation process is being fulfilled.
One such questions that always needs to be asked has to do if the home buyer’s choice of home is going to remain theirs and theirs alone while the negotiation process is being attended to?
This is ultra and super important because in residential re-sale that is not the case. During negotiation for offer acceptance, the home seller may receive a better or offer that is not wanting to negotiate any terms and just simply wants to buy the seller’s home at the price the seller is asking.
With some of the new home builders that I deal with, they will hold the lot for the home buyer while we negotiate with the corporate department that reviews new home offers that are not at asking price.
This is only “some” of that I do when it comes to representing my home buyers with a new home or at a new home builder community.

Prices at new home sites vary from the first phase to the last phase. The important thing that I ask the new home builder’s representative is how many phases and what the past “price increases” were for other phase releases.
A focused question such as this one is able to shine light onto the value or non-value of the new home that I’m representing my new home buyer with.
A good answer would be the phases are moving quickly and the new home builder releases new prices every Friday. The new home builder has released phase 4 – In the $600,000.00 price point, we started 4 months ago at 560k. And the new home builder is going to have 15 phases at build out.
That is equity in the home folks!
