Zillow and Trulia – for your information, do not have access to the Multiple Listing Service, at least within our local Board of Realtors, directly. They have to use workaround methods to connect and scrape the listings for publication. They are Syndication Websites. They don’t sell real estate. They only publish homes for sale and sell information of those who use their sites to search and find home’s value. They mostly do this by having agreement with the Brokerages. This is intel that most agent’s don’t know. But I will tell you that the National association of Realtors and the California Association of Realtors do their very best to protect their home sellers interests.
When a listing hit’s the Multiple Listing Service, it gets syndicated to “other” online portals which show homes for sale. Those in which they allow the listing feed cannot be antithetical to their Realtors and their efforts to sell residential real estate.
