MLS – Multiple listing service, it is the local where you can find the most recent and updated real estate listings that are for sale.
It is controlled and maintained by the local Boards of Realtors. The local Boards of Realtors makes sure that it is update and correct with regard to what properties are rendering.
The way in which they keep it accurate is by making the people, that can upload to it, accountable. They ensure that only people that are “Realtors” in good standing can upload and modify their own real estate listings.
It's kind of like being a kid needs his parent discipline. Not that all agents need to be spanked, but some do, some times 🙂
Before you say, “All In!!!” – I mean spanked by the board of Realtors when they upload incorrect data or try to “trick the system”.
If you look around the non “MLS” systems and search for real estate, you are going to run into listings that are not really for sale.
You will see things, homes, condo's and town-homes, that have been sold in the past, are not for sale now, and those that are of a type, that will never be for sale.
However, they are populating their websites, the syndication sites, with those types of listings because of how they make the money that keeps them in business.
They are selling your personal and private information to real estate agents. A real estate agent can join Zillow, Trulia, Homes dot com, and the others for a fee. The fee can have to do with the number of leads they want from those syndication sites. The fee can be on an adjustable scale. The fee can also include different things – such as being their “featured” agent when someone is looking for real estate in a specific zip code or city.
This could also include having some of those “five star” rated reviews being posted on the specific ad the agent is paying for. At the end of the day, the job of the syndication website is to keep their shareholders happy. They keep their shareholders happy by selling more leads to more hungry real estate agents.
You will not find the actual Multiple Listing Service on a Real Estate syndication website. You will only find it on a website that has a Broker Backing a Real Estate Company or Franchise, and a local Board Member as a Realtor that has a signed agreement between the Broker, the company, the Agent, the Internet Data Exchange and the Board of Realtors… Whew… Seems like a lot of hoops to jump through – but it does keep our clients safe when searching for homes and real estate without getting tricked…
